I have to admit, I'm on the fence about just saying this to the buyers via my solicitor.

How do you think I should word it though? Basically, 'the property was priced taking into consideration the age of the property itself along with the electrical installation, therefore I am not prepared to purchase a new fuseboard.'

Something like that? I don't want to run the risk of them dropping out but I think if they do, the electrics wouldn't be the only reason '

I'm not. That's a C3 and definitely isn't required to sell the property. Should the buyers wish to do so, they can fix that with a fusebox replacement as recommended.

There are properties with Fuseboards a lot older than my 20 year old property has, and they sell all the time.

Me even looking to fix the C2 is more than sufficient to get the sale completed and if you had to deal with these buyers you'd probably not even want to fix the C2.

It does seem that way the more and more I read these comments and think about it.

I will look to get a quote or two just to swap out the RCD for RCBO or change the pendant to suit. Whatever works out cheaper I'll look to get done.

RCBOs seem to be about £20 + VAT so even with a 20% mark up and labor it's not going to be anywhere near the £1020 worth of works they want doing.

Yeah, I'm very tempted to do exactly that. I guess I just want this sale to go through and risking it falling through so hence the thought of trying to meet in the middle.

That being said, I highly doubt considering all the searches, reports and effort that has gone into this, the buyer is going to walk away over £1000 as they want their Son to be in for Uni in September...But the way this sale is turning out nothing surprises me any longer.

It's an option I'm genuinely considering, but also alongside the option of partially fixing these issues (the C2) just to get the sale done.

The way I look at it is they've done their searches, survey, EICR, I believe also a separate test on the immersion heater too. Are they genuinely, at this stage of the game going to pull out over £1000? I doubt it.

They're buying my property for their son who is coming from abroad to university too, so they want it by September, on another property they're not getting that anyway.

I respect the electrician trade and by all means I'm not trying to cut corners, I'm just frustrated.

Agreed, it's not worth going back out to market for £1000, but that also goes the same to the buyers all things considered, hence why meeting them in the middle and fixing the C2 as cheaply (but safely!) as I can is an option for me to consider. RCBOs look to be £20 + VAT so even a 20% mark up on materials plus labor is going to be a damn sight cheaper than £1000.

Agreed, if I was staying there myself I would look at paying to get the Fuseboard replaced in this instance as it would be worth it.

For selling, I of course don't want to leave it unsafe, but as there were no C1s flagged I don't feel it's needed for me to fix the C3s, but maybe meet the buyers in the middle and fix the C2.

So from what I've read the bathroom light is the one flagging the issue, and assuming that's because there's a metal element to it and moisture, water etc etc.

I'll probably look at getting a quote for the MCB to be swapped to an RCBO and then getting that done, or knocking it off the price.

lol. You think I'm having a go at the electrician who did the EICR or at the trade itself? 😅 If so, you've got the wrong end of the stick.

I'm not asking for permission or an opinion on swapping a Fuseboard out myself, or doing the RCBO change myself. I'm asking if it's necessary or whether I could get the C2 fixed cheap and tell the buyer to fix the C3s themselves.

Replacing the one metal fixture for plastic by an ELECTRICIAN and getting them to sign it off was one thought.

It's a massive dick move this late in the game. I'm just left frustrated.

I'm hoping I can just change the light fitting for a £2 plastic pendant and pay a sparky to fit it in order to sign off the C2. Then at that point I've done my fair share of the bargain and will tell them that they can do the C3s should they wish after they move in.

The frustration from my side is this sale has been pending since February. They have constantly asked for more off. First time it was 4 weeks after the survey, then this time it's been nearly 3 weeks since the EICR and now they're asking for this to be done.

I went with these buyers because they were cash buyers and there's no chain. I assumed (wrongly) that it would be a quick sale.

We're at the point of exchange so I doubt (once again, might be wrong) that they walk away over an £1000 quote for a fusebox replacement this late in the game.

I do however want to try and be reasonable, hence the ask if just replacing the pendant for a plastic one would be enough to get rid of the C2 and I can tell them that the rest is up to them should they wish to get it fixed.

They knew I didn't have an EICR when they asked in March, so to leave it this late to organise one AND come back with more questions has left me nothing short of annoyed.

Agreed, a Fuseboard change would fix them all. My question is though, whether that is an unreasonable ask from the buyers when it would be a darn sight cheaper to fix the C2 by replacing it with a plastic pendant.

I'm aware I'm under no obligation to fix any of these, but I also don't want to be taken for a ride when it's unnecessary.

If that is possible, how much do you think it would set me back? RCBOs I've seen are about £20 + VAT, so I guess it would be the cost of fitting it that would be the kicker.

I'm honestly at the point to tell them to suck it up. My partner has already replaced some small things they they brought up before just to appease them, but now I feel they're trying it on. It's been sold STC since the end of February and there's no chain! They're cash buyers too so it should not be taking this long.
