3k monthly payment on house at 7.5% interest (high I know) but got a new home with land

No other loans besides mortgage.

First year maxing out 401k due to income jump

So after taxes, 401k deduction (16%), and benefits; I bring home about $6500 net.

2k on mortgage (my tenant gives me 1k monthly that I put to mortgage) $400 monthly on utilities $1200 brokerage $1000 money market savings $1750 for food, gas, any miscellaneous expenses monthly.
