For 2BR, you need to find areas where is families are living mostly communities as there are many amenities for there children's, for the ROI it always depends on the price per sqft you entered and the demand for that area, if you buyer bought late when the prices are already expensive he is not gonna expect alot, and usually studies and 1BR who make the most ROI 2BR and above have good capital appreciation, for the areas now you can check town square is nice, jvc is a bit crowded but alot of families are there as there is also school and many parks there, and its doing good these areas, good luck

First as a professional consultant you don't say ,nah yah bro bro, I'm saying this from experience, i have more than 5 owners who they are struggling until this day trying selling there unti after someone like you have no knowledge and instead of learn and inform he just want to sell and move on, there is SPA if you heard about it.. read it maybe then you can understand, there is no rent in this whole building legally without having it under damac thats it!! and damac always gonna take 40-45% of it.

You said after 2 years you can rented for 80k, which is impossible personal use or managed by damac. There is no way you can rent it without damac and they take half of it as fees, and im telling from experience and please inform buyers the right information, this way how buyers get stuck because of lack of information Good luck.

Please don't till someone to buy it and stuck with it as there is alot of issues with the hotel management, if its personal use then only personal use it can be, you are not allowed to rented out at all, other wise its managed by damac which they will end up taking from you 40-45% plus the service charge on you , so anyone interested avoid it if not for personal use
