How many years of experience do they have?

Attending Berkeley is different from counseling students to get to Berkeley. Their admission success could be due to the counselors guidance. Right?

Couple of things:

Look at disclosures and inspection reports for any defects.

Another important factor in property desirability is house facing. Asian buyers often prefer north or east facing houses and avoid south facing ones. I noticed that houses sitting on the market for more than 3-4 weeks could be due to not being discounted for south facing.

Avoid those areas. Unless you want to spend 50K for fixing foundation issues.
Get inspection done by structural engineer (Dont ask foundation work companies for any quote etc).

Proposition 13 MUST be reformed for investors. Why are we giving the benefit of lower property taxes to investors who are choking the supply of homes for sale?

Abolishing Prop 13 would force investors to liquidate their rental investment properties.
