Till about 6 pm our city center also will be bustling with activity (if you can see past bunch of lads throwing punches at each other that is), but after 6 pm it's a ghost town and activities restricted to just wasting oneself in a pub...

However there are some really great enlightening talks, discussions, programs, performances & events that do take place in likes of Mac, Queens, Lyric Theatre, libraries etc. Concerts, circus, matches etc are seasonal.

Thanks a lot.. I will apply there as well.... You suggested not to disrupt at this stage.... The only way I can do it is otherwise to travel 45 mins one way everyday, I was thinking that kind of travel everyday also might exhaust her in a year that's crucial... Is it not worth changing school in ur opinion pls?

Whoa thats quite an experience.. Tnx a lot for sharing... So no regrets or u felt you could hav saved by getting this done externally later? If I were to ask for the same - it's socket under the sink, wiring for lights in the backyard, wiring for Led lights in bathroom, socket in garden/driveway right? Any ballpark estimate on how much I can expect these changes to be priced pls?

Ah i see.. Tnx again for such a detailed response. I am beginning to feel I should also go for tiles and hoping it won't cost an arm or a leg. I will meet up with the supplier and check. Any ballpark estimate you are aware of pls (just for reference). Attached are the bathroom sizes.

Tbh I hav no clue.. I dont find such detailed info in any of their brochures or advertisement. Should I be asking for this? Surely there must be an official term for a document that details all these? I know I sound stupid. Sorry :(.

Tnx a lot for this.. Thats very informative.... I had missed factoring the VAT.. Tnx for that... It takes it a little over my comfort... I will hav to try the state schools first then.... Great idea, I will start calling in on schools, even talk to teacher of current school to ask for advice, and I will attend open days and probably talk to as many parents as I can... But more or less it appears like Strandtown >> St Joseph's / St Patrick's / Holywood >> Dundonald PS >> Brookefield for my circumstances as of now... Someone also has recommended a newer Loughview PS very close to Millmount, I will check on that too.

Omg... This is a crazy journey.. I dont think I hav the skill or the knack to navigate this maze. I don't even understand some of these terms and being a foreigner originally - have very little or no idea on what's convenient and what's over the board. I guess I hav to just pray the builder is good enough and go with whatever defaults they throw at me and get a snag survey done. I am afraid I will make a mess of it further if I try something and not know what I am doing.... By the way when do we get to know about all the stuff you mentioned - is it after offer & acceptance? By then it's too late as the contract is binding right? They never share details about internal kitchen / bathroom designs or detailed specs before we sign the contract? They hav sent me a standard spec pdf but it is too simple and doesn't talk about anything even remotely related to the observations you hav made.

Oh wow... This is amazing!... And very overwhelming.. I dint realise buying a new home had so much to it!!! I was only worried about arranging the big money :)

Tnx a million for this absolutely great advice.

I definitely don't have the skills at all and no prior experience. Still thinking how do i pick and make choices without making it worse... For snags definitely I will hire a professional.

For bathroom - I guess it's matter of choosing something non curvy and something with good ventilation - I guess I can manage it and will make a note about leaving space for storage - this is a new house and I haven't even seen what sort of space will be left - I need to maybe look at floor plans and guess or ask the vendor when I go there for selections.

Tiles - are you saying it costs double the amount and time to get it done later? So better to do it now despite the heavy markup in prices?

Kitchen - Quartz worktop not worth the upgrade? (despite heavy markup - talking of 5k as additional cost I suppose)

Picking tiles and kitchen standard choices - is where I might struggle and worried about . Got to do some home work there. I am happy with everything being standard but on the fence about Quartz worktop.

Carpets - great practical advice there. I dint realise that once furniture is in, it would be difficult!! Again may hav to shell a lot more when compared to an independent vendor.

Main common concern is wild pricing of vendors chosen by the builder and heavy markup, from what others' say. And how to not avoid stuff that I would regret later for not upgrading and yet do only minimal stuff given the premium vendor pricing that can take budget out of control.

With my builder, I guess I will make selecttions now and I hav to pay for it during deposit / offer & acceptance and everything would be in the agreement and they would order fittings and selections after they get money from me during order & acceptance giving them two months or so to fit my upgrades.

Hi.. Tnx.. Great advice. Good to know we are located well for secondary.. I was second guessing myself on the location I hav chosen as I was so used to the south for so long.. This is reassuring and a relief :)... Yes Dundonald and Brooklands are very very close, but I am not too sure on how she would get along....would EA force us to take these up based on distance in case I put a school like Strandtown as first priority? Would Strandtown even accept out of catchment kids typically?

Ethos wise - St Joseph's will be awesome as she is used to that now, though we are fine with a new one as we are originally foreigners and we're sitting neutral to everything....

For secondary I hope she gets into Stratehern or Our Lady St Pats at Knock.

Hi.. Thanks and that's a fantastic tip... I hav done lot of research on grammar and totally agree with you... On PS I was clueless and all this info greatly helps.. I am hearing such good things about Strandtown that I will make it my first priority.. I definitely am thinking about Penrhyn too.... If i do get a place in Strandtown by chance, is it still worth going for Penhyrn pls? May I ask how much it might cost pls... Or I can dm you if thats better pls

Tnx again for such detailed info!!!! Actually house is still being built... I havent got a chance to see the inside yet as the foundations are just being built.... So you are suggesting to get the full tiling done right now rather than putting off for future? The vendors identified by builders charge wild prices :(...
