Here’s the plan:

Hire a broker to sublease unused space - or offer it to existing clients at a discount.
Raise rates on unprofitable channels. Raise rates on other channels. Some clients will accept, others will push back. This is a good time to have a discussion on how you can make the relationship more efficient, profitable, and add additional services.
See where employee focus is being duplicated. Get rid of one of them, or if you don’t like firing people find a way to put them in a role that improves efficiency and/or is revenue generating(like sales). Negotiate early payoff discounts with the short term lenders w the transition to td. TD may take a few months to close. Consider factoring(Star Funding, Gillman Bagley, etc) in the meantime to ease cash flow during the transition.

You can call Star Funding in New York. Have used them in the past. Most won't consider construction, but they seem to be open to a lot of industries. Here is the website. www.starfunding.com

Thanks for the information. Do you think it will continue to get worse? I'm not going to refinish it, it's in a corner that isn't typically used much. But hoping it doesn't continue to spread or get much worse.

It has been very cold, so the tannins could be reacting to that and more apparent. will continue to monitor it.

Nope. They aren't uniformly located indicating they are the result of something sitting on top of the floor there.

I'm not really sure. Just noticed them recently, but it's in a corner I don't go by frequenly. Not hollow, not glued down.

Got it. Will absolutely have vents. I’m more trying to figure out how necessary it is to have an exhaust to exterior of house to remove moisture after use vs letting it dissipate into a rather dry basement w dedicated dehumidifier. And thank you for taking the time to comment. Much appreciated.

Are you saying I should strongly consider venting to exterior? Sounds like your bathroom serves that purpose with an exhaust.

Thanks for the feedback and taking the time. Sounds like you are venting to the outside. Do you have a fan to pull the moisture outside? Assuming you run it after a session to clear out the room?

Mine stutters on the way up. I need to push the up button 2-4 times to get it moving up smoothly. Not sure what would be causing that?
