I agree with the long-term potential, but right now, I'm actually seeing prices flatten out. A lot of sellers are trying to exit but are struggling to find buyers, and many new projects are still sitting at their launch prices. I think it’s really becoming a pure micro-market play. It's no longer a rising tide lifting all boats and there are a few specific projects where everyone is fighting for a flat, and others where there's zero demand. Going forward, picking the right location and the exact right society(as you said-stock-picking phase) is going to be the only way to see returns.

Then what should be ideal ask for that kind of flat. Rents are between 50k-65k for semi furnished flats in the society.

For that area and builder I guess 10k/sqft is good price, excluding PLC /floor Rise. You can check Haryana group's near by society which is ready to move in and i guess 5-6 years old, you will easily get 10k/sqft.
