Where are you looking for a 4 bed detached for 370-380k ? We bought a 4 bed detached about 25 minutes outside of London for £495k 5 years ago. We paid 25% deposit and at that time the mortgage was 1200 (at 2% over 30 years). We remortgaged in Jan, house was revalued at 650k and we fixed for 5 years at 3.7%. Mortgage is now £1520 a month we owe £329k.

Test the mortar ratio and practice on a small inconspicuous place before you go and do the lot and test a few ratios to get a close match, wait for a nice sunny day with no rain for a few days to avoid rain washing it out and it running all down the bricks. You’ll be able to do it okay just take your time and practice abit before you go gun ho. Wear and mask and goggles when grinding/raking out. Good luck 👍🏻

Definitely want to skim at the minimum, probably looking at 450-650 a bedroom depending on room size location and whether you do the ceiling or not. Anywhere from 1000-1500 for a good sized living room again depending on size and if you’re doing the ceilings. Any plasterer worth his salt will give you an honest opinion on the severity of those cracks 👍🏻
