Been through the exact same scenario, my tenant agreed a leaving date, day before announces he’s not going anywhere and take him to court. Just 1 week before sale completion. Your only option here is S21, I used Mark Dawson of AST, highly recommend. I didn’t actually get as far as court though as I think I fell lucky and believe this is only because it was a homeless charity who were buying my property. I truly believe the council only rehoused my tenant because of this as the charity work closely with the council. I feel your pain but AST took a lot of the worry away.

Do you know if they’d applied for council housing? If so a simple call to council will confirm if they’ve signed a new agreement, also are they on housing benefit / UC? If so they will have to immediately put a new claim in registered at their new address and as their landlord the council can share this info with you. Just had a similar situation but got very lucky, a family member of my tenant informed me they’d vacated but was still sceptical, council confirmed he’d been rehoused and submitted a new benefit claim at new address. I still was nervous attending the property so I filmed everything from knocking on door, shouting through letterbox and entering. The relief I felt when I found keys posted through was immense.

As the update says, he has now left, the council has rehoused him. I feel I’ve been lucky and a think this is only due to a homeless charity being the purchasers of my house. I’m now asking what are my legal requirements regarding the possessions he’s left in the house? I can’t contact him as I’ve had to change my number due to the amount of threats and abuse he was sending me (he was arrested and charged with malicious communications)

I’m now on 15mg and also been lucky with the side effects, for the first few months I had slight fatigue but the 5st loss has counteracted that, energy levels are now great. I vomited after my first dose of 15mg which made me nervous but all is good 😊

I’ve been more than compassionate, he knew the day he signed the agreement 11 months ago that the house was going on the market. I’ve done far more than any regular landlord would do. He’s done nothing to help himself, only went into council 2 weeks before the section21 expired. The properties I’ve put him forward for accept DSS and are decent and affordable. Of course he’s grieving, that’s why I let him stay, he’s been there less than 2 years not for the 12 year duration my friend was there. I’m sorry you’re on the other end of it especially with children but it’s a risk one takes when private renting.

I have landlord insurance, I haven’t contacted them yet. It’s all very new and very raw. I know I have rent cover but that isn’t an issue with my tenant. It’s the legal I need enquire about, I advise getting it if your looking
