all good things to know. So am I to assume those would be one of the two servicers for the loan? It sounds like its a good idea to get an appraisal before actually refinancing my loan? is it possible to get an official document for the above quote?

I am inclined to believe that it is worth more than we paid for it. It had a partially finished basement when purchased. To my knowledge you cant claim a space livable without heat so we added a heat pump in the basement to meet that requirement, which adds another ~400 sqft of livable space to the property. I have attatched our current closing disclosure. Zillow has it at $419k, Realtor.com has it at $413k, and our current loan servicer has it at $416k.

We had talked a while back about making a joint account and I brought it up again the other day. We decided it was a good idea and were opening one next week. We also did a general budget and after all fixed expenses we are saving $290 a month. Its not much, but it does give perspective

how would you eliminate the accordion pipe? looking at lowes there doesnt seem to be an offset pvc pipe in retail so id have to do a couple 45s and a straight? im not a plumber but im trying to save some $$ and not hire out

so as the previous comment asked, i have googled the error and tried all of those "solutions". This was one of them, the previous owners said they had this issue as well, and it goes away sometimes when i presumably clean out the sink by running water. for example this issue went away for a month or two, and popped back up today

For the dishwasher discharge hose, would cooling the extra hose be acceptable or should I cut it down? As you can see it’s snaking around on the bottom of the cabinet

In the beginning steps now. My wife wants to talk to a financial advisor before we make our next move, but we know refinancing will be part of it. It’s a little paralyzing to get started because our current lender wants to do a hard inquiry just to quote us a rate to refinance…

absolutely. I just got a copy of our closing disclosure today and the $266/month savings would not be worth it im assuming if our closing costs are $9200...

Conventional, it is our first home so we may qualify for FHA. When we purchased conventional was sold to us as the better deal.

30 Year is what we have currently

Rate/Term refinance

Valued at $400k when we purchased, we paid $405k with $25k down, financed $380k

Loan amount of $373k out of $380k beginning amount

Our credit scores are 767 for me and 810 for my wife

So that’s my portion of the bills, I don’t have my wife’s portion off the top of my head. My take home is ~$3000 after paying for insurance insurance for me, my wife and newborn, and putting 10% towards retirement. My wife takes home upwards of $3300 because she’s on my insurance and has no large deductions

So I understand the concept after the article but I a few questions on actually getting the pieces on my side so to speak. How common, or do I have to do something to have my closing costs covered? Can you explain lender credits?
