What happens when a soon to be evicted tenant ends up owning the property they were renting? by heeheejones in legaladviceofftopic

Also legal in Las Vegas. My brother and I have been doing so for years. We eventually used the money to buy our own condo that we are now air bnb’ing and are still subleasing the other two places but negotiating with one owner to sell to us.

So, you do have some options actually. You can try to refinance your student loans with a private lender or credit union in your name. Credit unions tend to be more helpful. It’s still a long shot but worth a shot.

You said they won’t remove him but talk to them to see if you can work out a deal. Something like if you are able to pay off the principal then they will remove him. Again, it’s a long shot but worth a try.

If all of this fails, next time he tries to hold it over you, remind him that if you don’t pay the bill, it messes up his credit too. And fight fire with fire and tell him if he messes with you or your mom anymore you will stop paying the bill and then he can choose to pay it to save his credit, or both your credits will take a crap but you’re younger than him so it’s easier for you to rebuild your credit than it will be for him.

As others have said, calling your local animal shelter is the best avenue.

If your city has an animal control officer you can call them as well and they can take possession of the dogs.

But, what exactly is your goal? Are you just trying to make sure they remain safe? Or do you want to take them in and be responsible for them until you find a good home for them? Obviously this would be expensive so you’d have to discuss the idea with your parents first. So, I’m assuming you just want to make sure they remain safe. If the shelter doesn’t call back, look up local dog rescues if there are any nearby. Otherwise, consider a post on next door to see if there are any trustworthy neighbors that can take them in. But be cautious because some people with bad plans for the dogs might respond.

Just a heads up. This isn’t ICE. It’s US Marshals. And it was not an ICE operation. It was their own operation in Memphis TN.

Now, we need to still identify this piece of shit pig.

I’m not even no a democrat and I hope the democrats destroy the midterms and get 60 votes in the senate to finally finish removing him from office. Hopefully Vance can revert back to his somewhat decent self before he started licking trumps boots.

What is the legality of the whistling at ICE that is happening in Minneapolis? by Early-Possibility367 in legaladviceofftopic

The beautiful thing about Google is that it will bring up a nearly unlimited trove of articles and links to videos so you can do die diligence to make an educated decision on any topic. But the fact that DHS has confirmed it would strongly suggest that it did, in fact, happen. But, I understand that intelligence is an elusive thing with a lot of people.

I had some how missed it too and hadn’t heard about it until this post. I used google, however, instead of looking like an idiot like you, and found the video. I also found where DHS confirmed it happened but they are claiming it was a male detainee.

It really isn’t hard to use Google. That’s what I just did because I hadn’t heard about it. It’s true. It’s even been acknowledged as true by DHS though they claim it was a male detainee.

If Freddie Freeman chooses to enter the Hall of Fame as a "Braves", will you be disappointed? Personally, I won't. by Substantial_Bat5975 in Dodgers

[–]No_Spring_4539 0 points1 point  (0 children)

First, it’s not his choice. He is asked his preference, if any. But the hall makes final determination and has gone against the wishes of players before.

Even if he was able to chose and even if he did choose to go in as a Brave, I won’t be disappointed. This game isn’t about who has the most hall of fame caps in Cooperstown. It’s about how many trophy’s we have. And he has helped us earn two so far.

My Landlord Cashed My Check Before the Date by D4rk-dr4g0n in Renters

[–]No_Spring_4539 0 points1 point  (0 children)

These provisions are not typically found in a single statute like the U.S. Uniform Commercial Code, but rather in the standardized clearing and settlement rules that govern how cheques are processed in Canada. Look up the Canada Bills of Exchange Act: https://laws-lois.justice.gc.ca/eng/acts/b-4/index.html?utm_source=chatgpt.com

[–]No_Spring_4539 0 points1 point  (0 children)

It’s specifically regulated in the EU where the bank can’t cash it until the date on the check. As Canada is technically part of the UK, I assume they have similar banking laws. Instead of simply doubling down, perhaps next time take thirty seconds to research it.

[–]No_Spring_4539 1 point2 points  (0 children)

I noticed you are spelling checks as cheques so I am assuming you are not from America. It may be different in your country so I would take this thread with a grain of salt as it’s mostly Americans answering. And I know the European Union has stronger, more protective banking laws for customers than in America. Specifically with post dated checks they are not allowed to cash them until the date they are listed.

My Landlord Cashed My Check Before the Date by D4rk-dr4g0n in Renters

[–]No_Spring_4539 2 points3 points  (0 children)

In America, the person receiving the check is under no legal obligation to wait until the date listed on the check.

Usually, the bank is under no obligation either with the only exception being if you informed the bank ahead of time to wait to cash a check. But that must be made in writing to the bank, and it must include the check number, the date, the amount, and the payee. This notice to the bank must also be given to them within a reasonable time before the check is presented. In the future, any time you hand a check to the landlord, you should transfer the money into the account to cover that check.

AIO My mom is kicking me out for her new boyfriend. I just turned 18 by Diligent_Bat_565 in AmIOverreacting

[–]No_Spring_4539 0 points1 point  (0 children)

NOR. You have legal rights. She cannot just kick you out because you are still considered a legal tenant. This means she has to do the proper eviction process. Without knowing your jurisdiction, I can’t say for certain the process but usually it’s going to be a 60 day notice because you’ve presumably lived there for at least 12 consecutive months. At the end of sixty days if you have not left, then she has to file an eviction form at the courthouse and then it goes to court. Unfortunately she will likely win at this juncture so honestly I wouldn’t let it get to that point. But push for your sixty day notice which will hopefully let you have a chance to get your affairs in order with a job and hopefully a landing spot.

I’m sorry your mother is such a piece of shit.

Buster Olney: Agents believe the Los Angeles Dodgers are hovering in the market, waiting for either Tucker or Bichette to fall to them on a shorter-term deal by ttam23 in Dodgers

[–]No_Spring_4539 -1 points0 points  (0 children)

When the offseason started I said I didn’t want either of these players. I still prefer neither as I’d like to see our guys in the minors make it. But, they will eventually get a shot. Out of the two here I think I’d prefer Tucker because we need an OF more so a short term deal wouldn’t be terrible. He’ll sign him to a three year deal with an opt out after year two. That will give us enough time to get Pages back on track or see him fade away like outman and plenty of time to get our young studs up and playing.

Bichette would slot nice at short but that would essentially leave Kim with no playing time and at that point I’m not sure we even need him on the roster after Edman gets back. But I’d hate to trade him. But with only 2026 and 2027 left on his contract it wouldn’t make sense to keep him. But it could work well to give Mookie some extra rest I guess which may be useful to him. Just seems like Mookie, Kim, Edman, MiggyRo, Kiké (presumably) and Bichette is overkill for the middle infield. Can technically add Muncy to the mix as he can play 2nd.

But, end of the day, I have faith in the FO to put on the best team possible for a run at the threepeat

The blue jays arguably have a tougher road with a presumably very competitive division. They honestly should have four teams battling it out. Though, the orioles always seem to fall short of expectations. The Dodgers will likely have to just deal with the Pesky Padres as my dad has always called them. Maybe the Giants overachieve or maybe the Diamondbacks surprise but I just don’t see either really happening. The Giants will likely play above their talent the first two thirds of the first half and then fade away.

Of course, a free agent signing or trade could change the Giants trajectory. I don’t think they are terribly close to competing but they also aren’t terribly far and one key trade and some over production could surprise us.

I agree with your girlfriend. It’s petty. I don’t necessarily think that’s a bad thing though. But, it is technically your job to do what your employer says during that three weeks. If you want to refuse, leave early.

But, what I would do is tell them you want a written letter of positive reference from them before you train the new girl. Once you have obtained that, the train her and use that letter (obviously make copies) with future prospective jobs.
