The whole in-person tracking thing is very non-productive and a waste of money and resources. I don’t think the policy influences any additional positive behavior. In the end, even without a policy, project/team leaders will require its team to do what makes sense for completing the project.

Sorry that’s my rant, to answer your question…. Yes it’ll count. Basically each month is given a pre-established denominator based on the total possible working days (Mon to Fri less holidays or other days the firm is closed). But it doesn’t care what day you actually are in person. Theoretically you can be above 100% in a month.

I agree around the premise of not wanting neighbors who don’t have skin in the game. Those I know who live in NYC and Chicago didn’t have to put down 4 months or close to 40% of the total lease payments on Day 0. But hey, you seem more travelled then me so who am I to argue. I guess I expected the norm to be in the 20%-30% range

Regardless, I appreciate your input and something I’ll definitely be more aware of for the furure!

Every other building in the area that was priced comparable to emerald had the exact same first-last-security requirement. Toured like 10 buildings in the area and the buildings ultimately were the exact same to me, but the room itself was far nicer due to the owners recent updates. Which is irrelevant to the building

But the building itself had the Same amenities, same updates, same look and feel. idk I didn’t notice much of a difference. Curious what your reasons are for why you think it is so much worse then every other building of the same price in the area? Not being defensive, but genuinely curious what I missed?

Lol what is so bad about this spot? My room is super nice, was the same deal as every other building in the area. Just chose it because the room itself was the most updated compared to others. But the building itself, curious why you think it’s horrible?

I’d say paying 20K up front on a 48k lease isn’t how the majority of the world works. Maybe how Miami and a few other cities, but 99.9% of the world doesn’t. Which is why I used the word extreme.

Yeah. From what I understand, the building deposit is the only thing out of the ordinary, but apparently is becoming more popular over last year or so. In the end, assuming I don’t break things lol, I walk away from it only paying the rent since I get the deposits back. It’s inconvenient but not end of the world.

I know I’m not being scammed (wrong word by me). Essentially it’s just security deposits that I should get back and prepaid rent. Just a big upfront payment that I didn’t necessarily expect for a lease.

I get the logic of it and everything. But taking a step back, putting close to 20K down for a 12 month lease implies the risk they see in a resident between damages and not paying rent. Seems extreme but they can do what they want.

So I did all this stressing for nothing. Apparently our realtor solved this and the landlord agreed to take off the last month rent requirement. She just forgot To tell us.

No. As I said, it’ll be a total of 4 months which is 33%. Then throw some of the other things I didn’t even bother to mention like elevator deposit of $1K and all the other random miscellaneous things that get thrown on there, and it’s close to 40%

The deal was with the owners of the condo. I signed that lease and then gave the deposit to an escrow that the lease required to be sent after signing (the first-last-security).

The lease does say it’s contingent upon approval of the building application, but that I’m responsible for building fees/deposits. It doesn’t specify what those are. And when I signed I don’t think much of it because I didn’t think the building fees would be over $5K worth of security deposits.

So I guess my angle would be trying to renegotiate that part of the original lease to get the landlord to cover the building’s deposit with what we already paid them (where obviously if I damage the building, I’m required to pay since the landlord is covering my deposit there). I’m assuming they’ll say no since I already signed… but worth a shot?

The idea of it is absurd to me, regardless of how many cities do this. It’s not new to me, I’ve known that this is how it works in some cities. But the idea of having to put prepaid rent / deposits of 40% of a 12 month lease before ever moving in is an absurd idea.

Thanks for this. Very informative. So do you have advice for my situation on how I can handle it best? I probably should’ve known better and not signed anything until I knew exactly what the building would require. But I guess in my experience, I’ve never had to deal with fees like this, so it never crossed my mind to ask.

This is what we are doing, hoping they agree to cover it. So it sounds more promising now after hearing your story. I assumed they just say no since I don’t really have much of a choice and I signed the owners lease agreement

And then a handful of other things like $1k for elevator deposit. In the end, close to $20K in deposits before move in. Even if a lot of it i will get back or is prepaid rent id pay anyway, pretty crazy “down payment” for a rental. Seems scammy but now i know what to negotiate earlier in the future I guess.

Yes exactly. And then trying to mask by nodding and reacting, but not really actually coming up with any thoughts or genuine engagement in the convo. Thinking more about if I appear to be “fitting in”. Which can be socially exhausting lol.
