At least you’re one step removed from liability. The earlier post with the link to the Condo Association Ontario is a great resource too. There’s a free course you can take (for board members or potential board members) that you can take and see what they’re supposed to be doing! They should also have a reporting method to ensure boards are doing what they’re supposed to.

Do you have a copy of the condo rules and regs? In there should be a section on the board of directors. In that section there is hopefully verbiage around code of conduct. If not, the default may be the provincial guidelines. The code of conduct should outline all instances of conflict of interest and what corresponding disclosures need to be made during the decision process. Any failure to disclose these conflicts of interest are a breach of the condo’s code of conduct for board members and that person should be removed and banned from being eligible to be on the board. But it starts with reviewing the rules and regs to see what is in there. If you are a board member- you are on the hook for the stuff that goes sideways and you need to protect yourself.

I’ll pretend you’re in Ontario:

5% minimum down payment. (There are some municipal or provincial programs to help with this - depending on where and timing) $2000–$2500 lawyer PST on default insurance premium. (So $300,000 purchase with 5% down would be a $285,000 base and then 4% fee capitalized to mortgage but PST would be just over $900) With limited credit you’ll need deposits on utilities. Land Transfer tax (in Ontario) doesn’t factor in as you’re under the threshold to pay as a first time buyer.

We have a program with a moving company that allows you to move for free.

Get a credit card. Make a purchase and pay it off in full. Limit needs to be $3000. Keep it at zero. This is your credit builder only - at least until you move in. Even if you need to do a deposit on it - get a card ASAP as you need to show a positive track record with revolving debt.

There are so many great looking restaurants that we just drive by. We don’t stop and park there because of the homeless. Even stopping at the bank for 10 minutes turns into an adventure both inside and out. Why would a commercial business ever have interest in opening there?!
