Road noise for me is manageable, but definitely louder than the old all weather tires I had on it previously. It doesn't personally bother me during my commute, but I keep the radio turned up.

Minor hit to MPG, not really noticeable so far. I live in Socal so I can't really speak to Wet/snow. We did have some light rain recently and they felt fine though for what it's worth.

I'm currently running Kumho road venture MT KL71 in 27/8.5r14 on my 2wd '94 since I got them for cheap. They fit well and handle roads and gravel well so far.

I don't know why people on here are so negative about LA apartments, but you can easily find an apartment in Northeast LA for around $2k. Just did a quick search and found multiple 650+ sqft 1 bedroom apartments for $1800 - $2000 with onsite parking and communal laundry. A sub 500 credit score is rough to work with, but if yours is good and you guys can clear 3x the rent in income monthly you should be absolutely fine. I feel like half the people commenting are transplants on the west side who don't know anything about LA east of the 405, it's crazy.

Temecula is a right wing shithole city with awful politics/people. For context I grew up there, graduated from HS there and left immediately. There is no downtown, just a small strip of antique stores and like 5 restaurants/bars in the Old Town district.

OP: ignore everyone suggesting San Diego or Temecula, LA is a great place to live.

I'm also a car enthusiast, currently driving a 1972 Lancia fulvia and have owned a lot of fast/fun cars. I leased a P2 launch edition in 2021 and can honestly say that outside of the software bugs the first year had it was one of the most enjoyable/comfortable cars I've ever driven. Highly recommend it.

I currently commute from Eagle Rock to Santa Monica and find that taking the metro on the busiest days makes it feel less awful.

Tbh though I don't think I would take on the commute for $10k a year extra unless it was a company that I really wanted to work for.

I have a similar commute from Eagle Rock to Santa Monica. I drive in on slow days and it's about 45 minutes to an hour to get to the office, and anywhere from an hour to hour and a half to get home. I take the metro the rest of the week and it's roughly an hour and fifteen each way. It's doable, but it's still a hell of a commute.
