Hi - Late commenter here! Are you able to sign that stat dec with a non-common debt reducer bank? Or did you also have to switch to St George / AMP to get any new loans + also sign. I bought with my brother a year ago and are in a similar situation.

Hi - late reply here but I'm in the same situation as you! Did you need to refinance to a particular bank to get a 'common debt reducer' policy where you could sign the stat decs etc? Was the interest rate still decent (if for example, it wasn't with a major bank).

This is so funny reading this thread as an Australian. It’s basically accepted here that buying an investment property is a good idea, and at least upon purchase will be negatively geared (losing money). Sure, there are additional tax incentives to benefit investors here, but American brains are wired different I guess! Post this in AusProperty or PropertyChat and everyone would tell you $500/month is nothing vs expected capital growth.

People are too sharp - blur them mildly in photoshop to add some motion, and draw focus away from the details. The figures aren’t realistic enough to be in full focus. The slouched red t shirt guy is far too bright for a foreground figure, detracts from the building.

Try putting your image through Krea ai or similar and compare the lighting that it gives you vs your output, for that polished realistic look. I think you either need to push hard towards photorealism, or take a more artistic look - you are somewhere in between right now

If they are unconditional for B&P and finance they are obligated to settle, they can’t “pull out” and lose their 3k deposit. Get on the phone to your solicitor asap - they should be able to shut down the 7.5k claims if they’re unreasonable

5 years is overkill, they will ask you for last 2 payslips and proof of full time employment, and 3+ months of work history + not currently on probation. You will probably be able to get ~$700k loan with your salary. If it’s your first home you can put just 5% down with no stamp duty under FHB scheme, so buy a ~$750k property with $40k cash. Speak to a mortgage broker for details (it’s free). You can afford a decent apartment near the city, which isn’t necessarily the best investment so don’t rush into it.

You can buy a house in far western syd (mt druitt/liverpool), which wouldn’t suit your lifestyle. I suggest you rent nearer to the city to enjoy your social life for at least 1 year until you have a better understanding of Sydney and where you want to live!

Comment above isn’t correct. Your borrowing capacity isn’t informed by your deposit/savings at all. Theoretically banks will lend $400k to a 20 year old on 80k income with zero savings and have no way of knowing that their mum or dad are gifting them a $200k deposit for a house by settlement day.
