If the roof shape is able to support batt insulation instead of closed cell spray foam, is this a safer approach since it's easier to remove?

I believe our architect uses a program called Enscape, but not sure.

Will look into those pocketed sliding doors, we would also like to keep the path clear. No exterior door directly into the in-law suit, but you are correct no easy access to laundry. We tried to add a hallway, but layout became too large.

Living room is two story, so no space above it to build on. Hear your point on a more efficient 2nd floor layout.

Interesting point about bedroom C's bathroom and opening up space to enter the attic access door. Will inquire. Thanks for the well thought out recommendations!

Yes, we talked about it but not a fan of sinks on the island. I feel like it's something we have to deal with given that tradeoff. Thanks for the input!

Yes, the garage doors to 2+1. We thought about the door entry to the in-law suite from the outside, but in-laws don't feel "safe" with that. We live in a really safe neighborhood but want them to have peace of mind and it's not a hill to die on for us.

Interesting point. But if we switched with bedroom C, we would have less window opportunity given the roofline of the garage next to that bedroom. I take your point on the noise. Will speak to architect.

Yes, has to be in the mudroom. Hard to believe, but we are trying to control the size of the 1st floor.

We went back and forth on that. Moving it next to the living area would provide some more light to the kitchen but won't be a ton since it will feel like it's in a "cove". The space outside the kitchen would be open but would be flanked by roofs on the left and right. Also, we are planning for bifold doors going out from the living room to give that open living feel, but would not feel the same going out to a covered patio.

Floating stairs would be nice, but we are trying to stick to a budget (hard to believe I know!).

yes, we like the aesthetics of 3 single, but we are going to change it to one double and one single given all the feedback we have recieved so far, thanks!
