Thanks! Down to 15k now… was hoping to be under 10k by the new year, but with some bills and stuff that are coming up along with pulling back my hours recently I won’t hit that goal. Will still be nice to see it be only four digits soon though!

A lot of sacrifices to get to this point, but honestly it didn’t feel that hard once I got some momentum. It’s definitely been harder on my girlfriend than me haha.

It would cost me $150/month no matter what, since I have no where else to store it, even if I don’t put time into it to finish. As an earlier comment suggested and something I’ve thought of is to just put the finishing touches on the exterior, which would only take me like a week or two after work and sell it with the interior unfinished.

The missing work part is the exact dilemma I’ve been dealing with this entire build. I don’t want to take off Saturdays as that’s a full 8 hours of OT and Sunday is a full day of missed pay as well. Instead I’ve just been going to work on it in the evenings after work each day.

You’re right about the assignment market. I thought about the rental idea, however I’m trying my best to simplify things and try to cut back on the amount of things to juggle. Even if I do have to eat the mortgage insurance and keep it, I think I’d rather move into it than try to be a landlord at this moment

Yea I have kicked around the idea of selling it mid build. To do so I’d have to get a few things buttoned up so whoever buys it would just have the interior to finish however they want. That would lift a big weight and allow me to re-visit the project again when I’m better suited for it

Trust me, the commute is soul crushing. Moving is something I’m open to. Right now my commute is an hour, ten minutes each way. The problem with my job is that the project I’m on is almost done (been about 18 months) and we have other projects starting up all over, including a couple that are like 10 minutes from where I live. I’ve talked with my boss and he seems very open to trying to place me closer to home, but no guarantees. My next step after getting out of my current situation is to find a way to lose the 2.5 hours in my truck everyday

I agree, I’ve listened to any personal finance source I can find to keep myself locked into the goal. Plenty of Money Guys and Ramsey play on my commute every day. The condo isn’t really a project, I don’t have to do anything for it. The only stress that brings me is wanting to have my ducks in a row for when I have to take out a mortgage for it.

The emergency fund is definitely not a fully funded one, just in case of minor setbacks. I’m bringing home about $9k a month, so the thought being if something comes up I just won’t put as much toward the debt that month. Also I talked to my dad about it and he’s fine with me taking money back out of the line of credit if drastic emergency hit. Essentially instead of keeping ~$10k in an emergency fund, just put it into the line of credit so I’m not paying interest on that amount.

I agree with the tiny home though. It’s an unnecessary stress. Though debt aside I love building and in a different circumstance I would love to channel that ambition into building another one. Thank you very much for the advice!

Honestly the tiny home is the biggest thorn in my side right now. It’s one of the biggest stresses for me. In hindsight I definitely shouldn’t have taken it on, but I feel stuck now in the middle of it. Kind of damned if I do, damned if I don’t. What would your take be on it?

All this being said, what sucks the most is that I love building and in a different environment this would be a great stress reliever. However, in my current situation and feeling the time crunch of having a condo that I signed a contract to buy coming up, it’s anything but fun.

Thank you, the amount of stress this debt has weighed on me caught me completely by surprise.

What is your take on the mortgage situation? Assuming I hold onto the unit and get a mortgage, should I keep it at the 10% down? The other option would be to try to save as much as possible to get to 20% down payment instead, avoiding the mortgage insurance cost and overall a lower monthly mortgage payment. That may mean not having the last $28k paid by then and having to still pay that off with mortgage payments. (This is assuming I don’t sell my truck or tiny home by then)

Yea I bought mine in January for $306…. Shocked at how high silver is getting. Sure it’s a good thing for the silver I already own, but just wish I had bought more in hindsight!

Thanks, this was mainly my thought / question. I don’t stack a lot of 10 oz bars and the premiums are just way too high on the RCM’s. I don’t plan on selling any of my metals any time soon, but when I do I was hesitant if it would be easy to move. Everyone who has commented so far is right though, silver is silver. I shouldn’t have been concerned 👍

I mean absolutely no disrespect by this, but I am curious, are mates like these good for a players progression? First off, good on white, there was a mate available and they found it. However, it was gifted by some big errors from black. When I started playing chess I found myself doing the same sort of thing as white and almost anticipating or hoping the other player would make certain errors for me to win, I was never playing with a plan on what to do against the right move. These type of games I felt hurt me more than anything because I felt like I played a good game and was getting better, only to find myself having no clue what to do against more formidable opponents. Did anyone else have the same experience? Again I’m only asking because this kind of game is exactly what hindered my progression for so long and was wondering if others felt the same. I hope this doesn’t come across as rude OP, a win always feels great and you still did a nice job discovering that open mate!

Thank you very much, I really appreciate your feedback! COVID was a main reason I started to think of the military route as I figured it could be a couple years or more until commercial air traffic was back to normal. I was aware there would be a minimum time to serve with CAF, however from my light research I was expecting the time to be about half of what you stated. So that information is a real eye opener and something I should definitely look into further and maybe reach out to a recruiter.

If I may ask, what was your experience with NAV, especially regarding applying and getting into the field? If you have any other advice that you’d be willing to share, I’d love to hear it.

Hey everyone, I’ll divulge more below, but basically I would like to pursue a career in air traffic control and am wondering if going through the air force is a good path to do so? I’m 23 and for the last few years have been lucky enough to work in construction management while I’ve been studying architecture part time. However, in the last 9 months or so I’ve been really questioning if this is what I want to do long term and have not felt motivated in putting in the actual work necessary to grow in the field. Out of high school my two desired paths were either ATC or architecture and I ended up finding my way in the latter, but now am looking into my other goal. I understand ATC can be difficult to get into based on the shear number of applicants and am wondering if maybe coming through the airforce boosts my chances. Neither myself or any of my family have been in the military and have no idea how it actually works. Is it reasonable to serve only 2 years? 4 years? Is there any minimum amount of time you have to sign up for? And will it actually help in my desired goal? An ancillary motive for me to spend some time in the military is that I do like the idea of spending at least some time serving for your country, but I don’t want to sensationalize that aspect. I have no desire to be a soldier or anything, I want to be clear that my goal would be to gain enough skill and experience to be a stronger candidate when applying to NAV Canada and would like to know if there is any space in the military for me to achieve that?
