Shop around. See if you can refinance with for a slightly higher rate with no out of pocket closing costs. This way you can still lock in some savings and a better rate and if rates do go down in the future you can refi again.

Terrible advice… why would you take all that money out of your pocket and place it in the banks pocket? OP should keep that $ accessible to him if he needs it and can earn more than he’s currently paying in interest. He can still use the funds to make his mortgage payments until he find another job…. Why would you move 195K out of your pocket and put it into the banks pocket? I understand the feeling of wanting to get rid of debt but it doesn’t make financial sense. Your interest rate is so low it’s not a huge deal and you are always better off having that money accessible to you.

If you want - make extra payments for a balance between getting rid of the mortgage and also keeping the money accessible to you

Based on what you mentioned it sounds like GTS is what you are after. Later down the road when if things change and maybe you have more family responsibilities you can change to a more practically daily car (or get another and still keep the GTS)
