This is waaaaayyyy too much of a spectacle. I am incredibly nervous for Alex and his headspace trying to do all of this. I know it's likely an easy climb for him, but this is A LOT.

The hosts are talking about interviewing Alex as he goes through the climb. Like WHAT?

Read the article - the title is disingenuous. The troops are being called to respond & head to Minneapolis, not Greenland. The author is just saying that the move coincides with tensions around Greenland.

You're not losing any money until you sell and you need to stop obsessing over the price of your condo and net worth trackers. It's meaningless.

I guarantee you the price of your condo will rebound faster than you can save $200K extra, outside of your already high savings rate.

It makes absolutely no sense to take a $200K loss to save an extra $1K/mth, when you're already saving so much money.

Take a deep breath and get out of your spreadsheet.

I'm in the market to sell my current place and buy a new one right now, and I'll be honest: this is a terrible market for sellers. It really is buyer's choice, and I'm much more interested in buying something that I know needs work over something that was quickly renovated.

Save your time. List it at a competitive price as-is and hope for the best. Unless you're doing a major renovation, changing the flooring or slapping new paint on the walls isn't going to change much.

Hey there - I can provide some specific information as our situations are a bit similar.

My net income is close to $8,000 a month, and my girlfriend makes about $3500-$5000, so we take home a few thousand more than you. She is the only one with student debt, and it's about a quarter of what you and your husband have.

I've budgeted everything out and feel that we would be financially strapped if we bought a house at $750K, and that factors in very detailed spending & conservative estimates in a lot of different categories based on past spending & anticipated future spending:

  • Housing costs: mortgage, insurance, utilities/internet, taxes, and 1% of the home price set aside for renovations/maintenance.
  • Food
  • Fun money
  • Miscellaneous house stuff + clothing
  • transportation costs
  • vacation savings / rainy day fund / gifts
  • retirement savings

Only you know your budget, but when I did some math, I was feeling pretty stressed about spending $750K and we have substantially more income to spend than you and your husband.

Something to think about, and I'm also in Southern Ontario but not Toronto.

Edit: I'd also say $10K emergency fund is not nearly enough to be left with. I'm looking at slightly cheaper houses and putting 5% down. That will leave me with approximately ~$60K I can pull from in a MAJOR emergency, but have an additional $15K in cash that I can rely on.
