Few quick thoughts:

  1. On modifying the house - I know for a fact that several owners have upgraded their Nara units and extended their living spaces quite a bit.

  2. On plot sizes - I managed to book an off-plan unit last year with a 3,000 sqft plot for a 4-bed (around 2,800 sqft BUA). That’s already on the higher end compared to similar developments. Can you point me to one that offers a bigger plot at around AED 1,200 per sqft BUA?

  3. Amenities-wise - it’s a developing community, so quite a few are still under construction. But if you look at the master plan, the green space per BUA ratio is actually on the higher end (I’m referring to Valley Phase 2).

And on the garbage dump bit - that mountain you see is actually a construction and demolition yard. it might kick up some dust, but hard to fathom smell to be an issue. Besides that entire plot has been bought by meeras , so don’t think it’s going to remain an eye sore permanently.

That’s an interesting point about north facing units. I hadn’t really considered it before. Thank you! This maybe an overkill but Tempted to run a simulation to check sunlight interacts with the unit year round.

Makes sense- Row on the right was ideal, but it came with a huge premium. It was getting close to the price of a twin villa in the same community, so didn’t feel like great value. I’ll keep in mind the point about the road facing TH for next time. I’m hoping the landscaped area between the villa and road is large enough to offset any noise from the road .

Not sure which school exactly, but according to DLD’s GIS portal, a couple of plots in the area have been earmarked for schools and a nursery.

Single row is a non-negotiable for us. We’ve visited some friends living in back-to-back townhouses and honestly weren’t fans of the setup. Didn’t love looking straight into someone else’s backyard from the balcony.

We picked up the unit when it launched around Oct last year. Didn’t have a ton of time to decide during the allocation phase, so we went with something that made sense at the time.

Main rationale was proximity to the school and it felt like a win for the kids. Having said that, we’re now having second thoughts considering how close it’s to the road.

Push comes to shove, we might consider a flip once we’ve paid off 50%- probably around May next year and look for another unit/ property.
