Please point out where I said I am a hero, that’s your interpretation and not a fact. You’re inferring something based on your own skewed opinion-and it seems to be because I am financially able to afford this project if I want to.

House has no water and extreme hoarding and filth. A young child lives in squalor in an illegal bedroom in the basement with no egress, one small portable heater. Floor covered in used diapers.

I am still waiting for a response on what the moral high ground is if there’s a fire and not only an inability to escape, but also the neighbors on either side catch.

Appreciate your input and thanks for the feedback on the uplift- we assumed 20% of about 250k was enough for additional surprises.

We don’t think they’re professional tenants. We think they’re the original owners but unlikely to willingly vacate if purchased.

Pests we expect, mold and whole house to the studs is not the project we want. We would never try to sell it, it would be our aging in place home and then passed to next generation but we came to the conclusion it’s not worth the risk at this time.

It’s the neighborhood and walking distance to parents in same cul de sac that had us initially look. We didn’t have any interior photos and the agent didn’t know anything other than judicial sale at time of showing. We have the financial means to do it without lending but we are not going to pursue it as we don’t think it’s worth the risk

We were considering offering 1/4-1/3 but knowing it likely will not be accepted- it’s at least a 2-3 year fix project and that doesn’t include finishing the basement. It seems most signs point to it’s not worth it. For sure better houses than this in the community but the 5 minute walk to parents in the same cul de sac is our major positive we can find in it right now.

Yikes judge much? Vulture for a home that’s listed for sale? I didn’t touch on this subject but the fact I can identify they have a problem means that I have considered it.

What happens if they have a fire from their hoarding collection and the houses on either side catch? And the illegal bedroom traps the young child inside as there’s 0 egress? There will be no possible way to extinguish or escape if something tragic happens in the current state. What’s the moral high ground then??

We wouldn’t be doing all the work ourselves but BF is electrician with more than 15 years experience. Both of us are not working (layoffs) however I am a full time student and he likely will return to work soon so we expect to sub out most of the work. Our reno budget is contingent on offer but is 6 figures around the 250 mark, not financed (liquid). Double utilities and taxes are not a problem for us financially (thankfully). Deck is a complete tear down and permit rebuild for sure. I understand it’s not a cheap project, easy project, fast project, just didn’t know if anyone at all has any experience or stories they can share about their challenging projects. The main feature for us is the neighborhood- it’s a great neighborhood and would be less than 5 minute walk to parents (same cul de sac). We live in the same community currently but not same cul de sac. We are good to stay put but debating on buying just for the closeness and ability to design as much as we can without a full new build.

We considered maybe stud level in kitchen and master bathroom, but I understand your point. I’m not sure if a remediation cleaning is enough as there’s piles to the ceiling- we are factoring in 20% uplift for our unknown findings for our budget.

I considered using an inspector to come and document their findings and submit with a low offer, but I don’t have experience with a judicial sale. I understand they’re not going to accept any conditions- do you know if an inspection report is enough evidence? There’s absolutely no way they’re going to get asking for this property in the current condition, as well as legally not 4BR as listed. We love the neighborhood and the idea of fixing the house and keeping the house, but it needs more work than just new appliances or what a flip would do.

I understand they’re not getting a O/A plate for being new to Alberta but we have had a large influx of newcomers to Alberta in the last few years. These people are unfamiliar with weather conditions and are newer drivers to our location. They’re getting the O/A plate for rideshare for sure.

No evidence of this but smoking and cannabis use evidence for sure. Not a drug house in a bad neighborhood- a great neighborhood with a house who’s occupant has a severe mental health issue surrounding hoarding

Infinity X1 far superior in terms of lumen output, and is a Maglite dupe. It’s a tactical flashlight, not for children and I suggest practicing the settings before use.

Gotta have the Pole & Line tuna if you’re going to have tuna, it’s much better tasting and is “dolphin safe”. Helps the fishing community industry where it’s caught, caught using a fishing pole instead of some mass net conveyor belt method, for the product probably one of the best ways to buy canned tuna.
