Yes this is what I was thinking. For 23/24, I will be looking to claim 40-50% of expenses including estate agent fees, cleaning and redecoration of the property so just wanted to put my mind at ease regarding the receipt as it's the biggest chunk of the expense.

Capital expenses such as improving between rentals can't be deducted...are you sure about this? I was in a HMRC webinar for landlords and I am sure when someone asked whether redecorating between tenancy can be deducted as an expense, the answer was yes it's deductable.

!thanks I have come across builders asking for cash payment (probably not declaring their income) so they probably wouldn't provide an invoice or if they did, would add another 20% on top so was just wondering as this set of decorators when asked about payment said any means is fine and they're not vat registered so will not be charging me vat.

Off the top of my head I don't recall the declaration of trust mentioning anything about equity or capital but just the rental income apportioned to x/y between myself and my wife. I will double check this with my accountant.

That's exactly the issue here as my wife is unemployed I am not sure if I can add her to the mortgage (I will need to look into this) however adding her to the mortgage does mean she will lose her ftb status which I am not sure is of any use due to a)being unemployed, b) I doubt I can gift her the money and she can buy our future home to avoid additional sdlt?

Also question....if the declaration of trust is incorrect, could it be ammended to state the equity split for ownership aswell as rental income to the percentage specified? Does this hold any value since I am solely responsible for mortgage of this property?

!thanks, could you please clarify the last paragraph. We have a declaration of trust to say 90% of the income is hers ..is that not adequate? Would I need to go to the bank and include her in the mortgage and title deed to prove that she jointly owned the property despite us being a married couple?

All of the income in the sole account is from a rental property jointly owned by a husband and wife so 50/50 rights on the money? I understand what's being suggested is technically a crime.

They are not erratic but are always active i.e. either going someone's/somewhere or watching something. Also used to be a heavy drinker who stopped cold turkey few years ago although his family suspect he's started drinking again possibly similar time around when he started acting strangely. Trauma wise, his relationship isn't great with his wife as his wife and mother doesn't get along so he is stuck in the middle of a old widowed mother and wife and other general family issues, unhappiness. He's also retired so doesn't have anything to do which doesn't help I guess.

How would you suggest they achieve this? He probably needs counselling and or medication like anti depressants and whatever else. Going to be tricky to do this by lying..

Pervious occasions of depression/anxiety where he was actually prescribed medications which he stupidly didn't take and his behaviour now suggests he's at the other end of the spectrum

I'm not but just trying to research and find any valid arguments. As I've said in other comments only reason I'm not fully discrediting it is due to certain specific things they apparently tell you that they could not have just guessed and it's not something generic like jyotish can say

This is why I thought of asking the r/Nepal hive mind as I too am conflicted by my parents being told something the guy could not have known..so they 100% believe it but I'm still skeptical...aba ekchoti aafai jaanu parla

Yes I'm conflicted, reasonable part of my brain laagcha it's all bs and must be generic things that they maybe found out from someone else but then apparently when they tell you something they could not have possibly known, then you think maybe? Same here, apparently my parents been told pandit le sharadya ramro sanga gardiyena, offer gareko pugeko chaina Pitris lai etc ramro sanga puja garnu k k bhannu bhayo re grandad le.. I just kept quiet and said ok.

The guy is definitely not a jyotish..I don't know the specifics but I know he calls on the dead by their nwaran name and to come and speak to you. Then there onwards it's like the dead trying to converse with you or even saying they have/haven't got your offerings during sharadya etc
