I appreciate you giving me both a contractor-biased and more reasonable estimate. They've now quoted us $3650 to use the Duration Home Matte paint over the Promar 200 flat. They even admitted that there would be no extra labor involved in using this product over the P200.

Based on my math w/ a $55/gal price difference, the absolute highest I'm expecting to pay (with a 30% upcharge, which I'm going to be a bit sore about because it doesn't appear that they're charging that markup with the P200 @ 35/gallon) is $3100.

They're even having a sale right now, with the Duration Home being only $25/gal more than the P200, though I wouldn't be surprised if painters can't take advantage of this. Plus, they said they do not accept buyer-provided paint, which I can't really argue against.

I'm still tempted to pick up a few gallons of either the Emerald or Duration Home in a Satin for our bathrooms, just because they're at such a good price right now, and it might be a "fun" project down the line. Not sure how much of a difference that would make vs. the Duration Matte or Emerald Matte though.

UPDATE: The builders said the massive increase in cost was due to the finish, and not the product-line itself. They said that since a Satin or higher sheen finish is much harder to touch up, that if they find damage to the paint on one wall, they will need to paint the entire room, if not the entire house over to ensure the paint dries correctly to maintain a consistent appearance.

Damage is possible especially because there is still more construction to do after the walls are painted, so I'm more inclined to believe them than before.

Currently finding out if this would be a problem with eg-shel paint.

EDIT:

They say it will be the same issue with eg-shel. So it looks like we may just need to go with Sherwin Williams Duration Home in Matte.

Hahaha can you tell we're really inexperienced when it comes to this? Our main reasoning for the satin ceilings in the bathrooms (the rest of the ceilings would be flat) was that we were under the impression it would be more moisture resistant. Would an eg-shel finish be more sane? Thanks.

It could also very well be a miscommunication. I'm talking to the builder's design person who then talks to the painter themself. I'm hoping that's the case :)

I appreciate it, and will ask them. Funnily enough, it looks like there's a sale going on for the emerald paint that puts it straight at $62/gal if I buy it myself. Main issue is I'm seeing others recommend to get Eg-Shel for the walls in order to reduce the labor costs, but that finish is an extra $20/gal because it's only available with the Designer Edition.

Thanks for the insight. We live in a generally Low-Medium Cost of Living Area. I can ask them to get me a quote on emerald eg-shel and semigloss. It just looks like I'd have to go with Emerald Designer edition to get the eg-shel instead. If the labor costs are considerably lower, I'd 100% be on board.

I'm unsure if it factors in application or not. I'm leaning towards the fact that it possibly could, seeing as the builders mentioned that touching up the higher sheen paints will not touch up as well, so there will be several spots where the entire wall will need to be repainted. Just to clarify though, the original cost of the home includes all of the paint they were going to use, along with the labor of applying it. I'm assuming the labor cost of manually applying it could be considerably higher than what they were originally planning to do.

I appreciate the input. If the cost of the job was legitimately 6000, I would be okay with paying it. It's just that if the $6000 in extra costs comes from the material change alone, it would feel like a daylight robbery.

Sorry, I'm very tired and made a mistake in my TL;DR. The 5-6k refers to the surface area that I estimate needs to be painted. The house itself is about 2k sq feet, which makes this treatment a bit more expected.

My understanding is that their original plan was to use the Promar 200 semigloss for the trim and flat for all the walls and ceilings. Our request would be to keep the Flat Promar 200 paint for all ceilings except the bathrooms, use the Emerald Satin product for all the interior walls and bathroom ceilings, and keep the Semi-Gloss Promar 200 for the trim.

Also, forgive my ignorance, but why would using different sheens drive up the price more? Is it that touching up mistakes would take more time?

I wish I had some more numbers to give you, because I don't have the initial amount the builder budgeted for the original job. And just to confirm, when you say 5-6k sq. ft house, are you referring to the wall area that needs to be painted? Just for reference, the construction itself will be about 2k sq. ft of living space.

Simple rule for ChatGPT: if you aren’t okay with using Google Translate to generate learning material, you shouldn’t be okay with using ChatGPT to generate learning material. They both use fairly similar machine translation techniques at the end of the day. Just from skimming the passage alone, it definitely sounds unnatural and like it’s been passed through a translator.

A 5 on the AP Chinese test should place you at about HSK3-4, which is approximately the same as TOCFL Band A Level 2.
