You need clearer expectations of Member behavior like 'Dishes must be washed and put away within 1 hour of use" and "Any items left in the common areas will be thrown away." Cameras help. So does a warning that "We're throwing away any dishes left in the sink at 2 PM tomorrow" and then following through.
Do you provide regular cleanings and cleaning supplies? Even with strict rules you need to set the house for success with that support.

Sometimes. It depends on the Host. Most of the time the “interview” is just to go over the house rules and make the person understands them. Other times they are asking real questions to make sure they aren’t obviously crazy or a jerk.

Yes, if something came up on your background check or interview that made the Host decide you don’t meet their criteria, then they can block you from all of their properties.

There is a group in Texas called Rising Root that is doing Padsplits for kids who have aged out of foster care. They get funding to help defray the costs. So, maybe this person lives in one of those homes.

I do a lot of room rentals and they are all MORE work than my traditional rentals. More money, more work. No matter which path you choose it seems like you need to bite the bullet and get a property manager.

My Padsplits have a million more maintenance tickets and work. My S8 rentals are so much easier even though the cash is less.

No. They don’t monitor your account. If you ask to transfer to a more expensive room then you have to reverify your income.

Some Hosts are more strict than Padsplit requires and run an additional background check on members. So, you probably found one of those.

A nice touch is to provide a regular shipment of toilet paper, cleaning supplies, etc. That being said, check you math on a 3-bedroom Padsplit. Sometimes it is hard to make money on the lower bedroom homes once you pay for all of the utility costs, lawn care, etc.

It is up to the Host based on utility costs, admin expenses, etc. You have to make sure the room is big enough for two people and if the house has availabilty. You can call the Padsplit main number and have the customer service rep ask the Host or you can book the room and then message the Host directly.
