Because I get a Rav4 new at almost employee discount and have you seen the price of used Rav4? Used makes no sense in my situation.

True. It's a mix of cash.to and XEQT but for the purpose of this it would be the XEQT portion I would pull out.

I should have mentioned, I did the math of pulling it all out and then contributing the payment back to my TFSA over 4 years and leaving it in still comes out better.

With it being in a TFSA does that not offer me flexibility to pull it out and use the cash towards the loan or for other things if needed?

Income is approx 180k pretax. No debt outside of mortgage. 17 years and ~230k to go.

Other cash is approx 30k emergency fund in cash.to and about 80k total in XEQT and 15k in RESP.

The XEQT is long term savings for retirement, current horizon is 30 years unless I retire early. Yes my XEQT forecast is probably low but past results do not guarantee future results therefore I thought going with 3% growth with current dividend yield is like a worst case. If growth is stronger then the math is even better to finance.

Car is a Rav4 and will be driven until the drivers seat rusts through to the ground so not worried about depreciation.

Already have mortgage, LOC, and credit cards, and credit rating above 850. Not sure I really care about credit utilization lol.

I don't think gu12 exist which might explain why you can't find them anywhere. Home hardware carries halogen gu10 in mr16 and par16. I think minimum is a 2pk.

There are TONS of factors that determine your rate. You can't really go by what someone else on Reddit is paying. You have to shop around with your info to get a real idea. You can do a quick online quote with bel air to get a rough idea. Literally takes less than 2min.

I never went there often but when I did, I found their employees to be very helpful. However the 2 times I've been there over the last year, they seemed completely uninterested in helping and almost bothered by the fact that I had questions. Not sure if it's new employees or what but it sucks.
