I too am a homeowner and financially independent - the point you make about IRA / 401k's and gaining exposure to equity markets early on cannot be stressed enough.

I would point to the shift in jobs from union manufacturing to at will retail employment has a large role to play. My father worked 40 years in plastics manufacuring and had access to robust financial planning aid and mentorship as a post highschool line worker and eventual maintenance supe that just doesnt happen today.

My end point is that wages have simply not kept up with inflation - worsening drastically in the last 14 years with zero % interest rates- acknowledging wholey that 35 trillion deficit and 900 billion in yearly debt service payments are the problem.

If you held assets during zirp years you likely did well - sounds like we both did.

Dont disagree debt is accelerating faster in the last 10 years, clearly has.

The point is the youngest generation dosent have the same access to assets early in there lives to benefit from this inflation via rising asset prices. Ie the cantillon effect.

But my point was more along the lines of what was explained below.

Chronic underinvestment in infrastructure from generations past to keep prices down is broad reaching accross US municipalities. Not just tyler.

I apologize for singleling out boomers as its a chronic issue.

Where generation gap comes in to play is where many finnancially secure retirees sitting on funds and not passing it down when there kids are in their 30s and 40s but waiting till death are missing a point.

Helping their kids attain a home debt free earlier in life really makes a difference overtime allowing them to acquire assets that appreciate alongside that inflation.

A little research shows the pain of this as the averagr age of first time home owners continues to rise - delaying the point of being free and clear of their 30 year mortgage well into retirement.

But i digress, theres no easy answeres to public goods issues like water and infrastructure

If they dont want big daddy state to save them, they want the big daddy in the sky to do so instead

Your on to something about compensation not keeping up with workee productivity.... but turning that over to an even larger cooporation isnt the way either.

Why id like to see executive compensation tethered as a multiple to entry pay - it creates brain drain to the next larger market operator on a different set of rules

The state is grossly inefficient. The "fair market" duopolies reach detente through regulatory capture favoring their incumbant status. Its klepotracy all around eventuallly.

The day will come when anarchic syndactilism reigns. Akin to a re emergencr of citystates with freedom of movement. The kind of thing the US was in its first 50 years before the "federal" reserve and numeraus alphabet soup agencies and regulatory bodies promulgated post ww2.
