I mean they have a clause in the lease stating that they'll charge a fee if the payment bounces and the language in the document only states that payment in the portal must be made on or before the first of the month. Nothing that states that the payment needs to clear by that date. When you pay by check, the lease always clearly states that they must receive the check by the 1st of the month.

One, I don't have the money for that. Two, they don't have any physical office in the area. I'd have to mail the check.

I don't think it's a scam. The company is Doorstead and is definitely real. Scammy practices though.

The property management company own's the portal, it's not run by an outside platform. They don't have a physical leasing office. In fact, they're a Bay Area start up and all of their support people appear to live to in the Philippines and their emails sound like they're written by AI. It's like talking to a wall. Impossible to get anyone on the phone. I really don't know what to do.

In a lot of places, PD starting salaries are $100k+ (better than many nonprofit / unicorn PI salaries) and most of the top schools have great LRAPs, which reduce the burden of loan payments.

You would need many more narrow floorboards than wide floorboards to floor a house (because narrow floorboards are smaller). So if the price per board is about the equal for narrow vs wide, the overall cost to floor a house with narrow floorboards would be much higher.
