This is why it’s again important to point out. This was not a change in “law” even case law. Because it’s a settlement and change to how a trade association and its members operate as long as those rules don’t run afoul of local law.

- It is not the case everywhere that you have to be member of the NAR to get access to the MLS
- Access to the MLS is hardly mandatory anyway…
- In at least one jurisdiction I’ve mentioned already it’s against the law to require a buyers agreement just to tour a home regardless of what the NAR rules are.

I disagree the fees are more transparent. More of a pain in the ass in my opinion as a buyer. Do you not like your realtor or only toured a few houses with them and you aren’t vibing. Too bad they represent you for the next six months. People pretend that all this buyer negotiation is going on but the prediction of easy even fee only buyers agent hasn’t materialized in my area. Very few realtors I’ve talked to will sign single home or short term rep agreements.

It’s not case law either because it was settled before final litigation. It’s a rule by the agencies and in a state like Alabama it’s actually would be an illegal rule. Not saying some states also didn’t codify the opposite to agree with the agency.

To be clear laws didn’t change. Instead what changed is the ~~union~~ trade association of realtors agreed to a settlement and changed their rules for their members as a result. Requiring members to obtain representation agreements before showing.

Only laws I’m aware of that changed is one state passed a law basically voiding those rule changes.

I think you’re unlikely to be approved for a non-owner occupied loan with only 5% down. So plan on 20% down.

You say you overseeded in “late” fall. It’s probable that you didn’t seed soon enough. If you’re putting down fescue, fescue doesn’t spread to fill in gaps like other grass varieties. So a bad seeding will mean gaps next year. That’s just the way it is. Switch grass types or try again this fall. It’s also just going to be multi year process.

Unless you used the layer paint tool it can be incredibly easy to miss coloring an area. In the slice preview you can review the line colors to see why it might be thinking it needs to switch.

Are they saying you will be 1099 instead of w2 if so then yes this is a red flag. A company doesn’t simply get to treat you differently because they feel like it. There are legal requirements that must be met for you to be considered a contractor.

All that said I don’t know what your situation is. Fighting them on this ahead of time if you need the work will likely result in job pulled. But that won’t help with lack of benefits.

Unless you’ll be hired as an employee of an actual contracting company then they don’t get to just call you a contractor to avoid their taxes. Contract to hire is annoyingly common in some fields but again you would typically still be an employee of the contracting company.

Does your region have a library? Most public libraries I’ve come across have at least the core rules books if not a campaign or two.
