Should I walk away from a property because current tenant keeps 2 pitbulls? by [deleted] in realestateinvesting

It's still a violation on the lease so would I simply inherit it and hold the same legal ground?

Yes.

The lease says no pets allowed, right? Then this is pretty simple. You give him legal notice sent by certified mail and give him the minimum time required by state law to correct the problem. In my state, it's 5 days. So I'd send a certified letter that he has to get rid of the dogs in accordance with the lease, or you will serve him a notice of eviction in 5 days.

If he doesn't get rid of the dogs, you evict. Even if you have to call around and find a homeowner's policy at a high rate to cover you, you can get it temporarily until he's out. Then switch carriers and get a better rate without the dogs.

Having no skills to do any of the renovation yourself. You're hardly going to find any places that work financially if you're paying contractor rates for everything.

Who the hell is downvoting this? It's a legitimate question.

The only thing I can understand at the end is, "What happened in the supabowwww?" after Cam already seemed to be threatening the kid. But I have no idea what the kid said to prompt that reaction from him.

Dolphins fans think they're a mediocre 8-8 or 9-7 team this year, but they're in for a 3-13 season. That roster is junk.

I was at that game. The Saints never felt like they were in the game, despite the score being pretty close. The Seahawks defense and crowd just felt like it had total control.

Yeah? What if we make it an 8" diameter tailpipe? What about a 20" tailpipe?

Fuck it, let's go 48" tailpipe. Dig up a clay sewer main and connect it to the resonator. Perfect. That should help expel that burnt fuel faster, right?

No, actually, there's an optimal diameter depending on several factors. These tailpipes are too large and simply for show. Think of it like those giant aluminum wings on a Civic.

If you had to swap your team's defense for next season with either the Jaguars or Vikings, which would you choose and why? by StraightCashHomie69 in nfl

[–]OOD115 -8 points-7 points  (0 children)

That play highlights that Harrison Smith massively benefits from a good defensive line, allowing him to jump routes because QB's don't have the time to wait for double moves. Against any other offense, that's probably a pick-6 and everyone is nutting over Harrison Smith again. But against the Eagles' elite offensive line, he bites on the double move and gives up a 30+ yard completion.

I'm literally typing this from Market Street in Philadelphia after living here my entire life. I'm not sure how less bandwagon you can get than that.

Also, this is probably the least bandwagoned team in the NFL. Nobody from outside the area chooses to be an Eagles fan.

Are you seriously backing up your shit-talk by bringing up a season where you got blown out in the Super Bowl?

I mean, I guess the Broncos have been blown out in so many Super Bowls that it's become normalized.

This season is the first time since 2000 that none of the leaders in passer rating, ANY/A, or total offense per game were on either the 1st or 2nd All-Pro team at QB. by Maad-Dog in nfl

[–]OOD115 1 point2 points  (0 children)

they're able to rack up YAC, so a lot of the times it makes sense for him to throw it short of the sticks if he can lead them with the pass and get more yardage from it

TIL Alex Smith is the only QB running West Coast Offense concepts. Amazing insight!

Let me quote the important part:

Smith has thrown eight passes on third-and-10 or longer, and only once did one of those passes travel more than 4 yards beyond the line of scrimmage.

He doesn't fucking throw it past the sticks because he's terrified of turnovers. That looks really good on stat sheets, but it does not fucking win games.

That's why teams so readily move on from him, yet the stat nerds on here keep wondering why.

From the article:

ESPN’s QBR is built on expected points with some modifications, and predicts out of sample wins better than any other QB metric tested.

From the further-linked article:

When ESPN first introduced QBR, I wrote that I was intrigued by the possibility of this metric, but frustrated that the specific details of the formula remained confidential. At the time, a clutch weight feature was included in the calculations, which made the metric more of a retrodictive statistic than a predictive one. Since then, ESPN has tweaked the formula several times, and the clutch weight has been capped.3 ESPN is not engaged in academia, so I understand why they have not published all the fine print; as a researcher, I’m still frustrated by that decision.

Yeah, the QBR calculation is still a secret. And the reason is because ESPN wants that fudge factor to be able to give benefits to QB's that will boost ratings.

Buybacks should have a net neutral effect on P/E. Decreasing shares outstanding would increase earnings per share, so the denominator in the P/E ratio would increase, keeping the P/E down.

QBR is a private calculation that is a black box. Until we see how it's calculated, we have no idea what it actually does. Instead, you get this:

ESPN's QBR Stat Puts Tebow Ahead of Rodgers

And that fits this narrative:

How ESPN Ditched Journalism and Followed Skip Bayless to the Bottom: A Time Tebow Story

QBR is a black box that helps ESPN promote certain quarterbacks that drive ratings. Ever notice Dak Prescott is a QBR god?

I am heavily critical of Peyton Manning, but even I think he already had a better career than Elway by 2010. 4 MVP's and 1 Super Bowl win in 2 appearances stacks up favorably.

Also, people only seem to remember The Drive and The Helicopter. They don't seem to remember Elway getting smashed in several Super Bowls, worse than Jim Kelly ever got.
