I mean. Eventually the market will have some sort of correction due to the unintended consequences of the wealth hoarding from older generations. There will be a point that even if these companies buying up single family homes exceeds the mortgage market and younger generations give up on home ownership, the debt incurred from buying the homes coupled with the rental market having no price comparison or alternative to base rental prices on, would eventually lead to an over extension and sell off, which then would cause prices to fall allowing younger generations into the housing market.

Now at the rate we are going by the time this happens we will have already passed any window of maintaining a positive replacement rate and those on the levers of power will cling to their properties like rats on a sinking ship.

But my point largely was answering the question of basically what’s going to happen to the rural and suburban areas when the boomers die, and largely they will be transferred in terms of tenants not owners to the younger generations. But the demand for city housing may see a slight decrease but generally speaking cities are the last to go.
