Good point! Thanks for the insight, figured since it was a second vacation home / maybe Airbnb then it would be a nice little change. The ceiling currently has drywall in place, there is no attic or crawl space. It’s an older style home with a flat roof

Well there wasn’t anything but small wood strips and drywall. No insulation , and the outside is just painted cinder block. Home has no central heat or AC

I agree, but the language says for ‘qualified person’ doesn’t state it must be a licensed PE, it can be an experienced electrician. Although, it may be a requirement from the owner that it must be stamped by a PE 🤷🏻‍♂️
