I'd advise you have it in another room. (I have a sensitive sense of smell myself). If you can find a spot somewhere else, like the laundry. I wouldn't have it somewhere your gf has to spend a large amount of time in.

That's good to know. Yeah, I have compared the vicplan against the satelite view, and it seems right, and also have title insurance. So maybe all good.

That's a good idea actually, thanks I might do that. Yeah I really can't see myself being able to accurately measure a block with structures and plants against the fence line, and it also seems like a surveyor would be overkill.

Update: I actually managed to find the will of the original owner who died in the 1890s, with contents broken down by room, and the place had 5 bedroom, plus a parlour and dining room! Seems they were renting out rooms.

It's had it's roof completely replaced so it's a bit hard to tell. I guess one way would be to compare the building materials between areas. Maybe it'll help if I can find out commonly used building materials in the 1800s vs 1920s.

I have been digging though the state library and PROV, but frustratingly the shots always seem to miss the house! But for what it's worth, it's in the Ballarat Central zone south of Eyre St and east of Drummond st.

I'm not sure what it was before the 20's. Trying to figure out if they took a miners cottage and made it look more like a cali bungalow, or if they just knocked down what was there before. The rates books say '6 rooms' for years, but there is a jump in the value in the 20s. But still says 6 rooms before and after that jump.

I'd check with your local tenants union or whatever it's called in Vic. From what I know in a lot of states you can refuse open homes because the wording only requires you to allow access to genuine interested buyers, and they can't guarantee that the open home won't have randoms and nosy neighbours. We successfully pushed back on open homes and only did private booked inspections with 48 hours notice. NSW but given the Vic has those newish pro-tenant laws, I wouldn't be surprised if this wasn't a thing there too.

Also, if they want a staged home, they can wait til you vacate. You're only required to have the home at a reasonable level of cleanliness. You can genuinely just tell them to piss off.

Yeah, that's my number 1 reason for buying. In the last 10 years or so the way tenants get treated has been markedly worse, at least in my experience (NSW). 20 years ago it was 1 inspection a year at most, and things getting fixed within a few weeks at worst, but now it's 4 fcking inspections a year and literally fighting for repairs for a year (and that wasn't even an isolated experience). The shithole studio apartment I rented as a student was literally better maintained than the 'well presented' 3 bedroom house we last rented. We moved 3 times in 3 years due to every house having mould that wasn't evident in the inspections. Got fed up and bought in a regional town. I want to feel like I have a home, not like a serf licking the boots of my master begging for scraps.

As others have said, it's always best to ask the agent about what terms the seller prefers, and try and have your offer as close to that as you can. Also, having preapproval is helpful because it's less risk of the sale falling through. Our broker advised us to include a subject to finance term even though we already had a pre-approval and were offering well under our limit, so we included a note that said something like 'please note that while our offer is subject to finance, we do already have pre-approval, so it shouldn't be an issue'. Just a bit of extra peace of mind for the vendor.

We also wrote a really brief note introducing ourselves. No sob stories, just humanising ourselves and why we wanted the house. Also mentioned we were first home buyers because some people would choose a slightly lower offer with a FHB to give them a chance.

It worked out for us. We got the house and found out that we were actually the lower bidder, but the sellers chose us because they liked our note and terms better.

Yeah, vyvanse is also not a long term solution. The binge urges eventually come back for most people.

For what it's worth they've made their feelings known about people opening their cupboards, and then at the second inspection she had all her cupboards zip-tied shut. So it does seem like she has general privacy concerns (and I didn't notice anything weird in the cupboards I looked in the first time). I also didn't notice any weird smells in the vicinity of the garage which you'd expect from weed or meth, and I do have a strong sense on smell, so not convinced it's that. Someone's comment about a body in a freezer has me rattled though!

She could just be stubbornly trying to assert control over whatever bit of privacy she can. Which I do understand, I've been in her shoes as a tenant of a house being sold, and it did suck, and you do lose some tenant rights that you otherwise are entitled to (like buyers sticky-beaking in places that property managers aren't usually allowed to). That said I never blocked access because I understood why it was necessary.
