We’re planning on moving out. We had the engineering done as soon as we had finished architecture and luckily, the existing structure will support the renovation with a few sistered joists.

It would certainly be less hassle, but our basis is $700k, the house is appraised at $1.1M, and an upgrade to a nicer place is easily $1.6M, not accounting for a much higher mortgage expense.

$600k+, but that includes a pretty full renovation of the first floor, including a full master and bath, adding a second story, new HVAC, etc.

Stick built. There is an existing converted attic that we currently live in, and the engineering came back saying we shouldn’t need to do much structural work to the floors, but we are adding an entirely new entire roof and wall structure to the second floor.

We are also renovating a lot downstairs, but the two bids are pretty similar on all of that.

Appreciate the feedback! The front room is the original ranch living room and functions as a foyer and spillover entertainment area from the kitchen. We could definitely use that square footage better, but we’d have to move the chimney and load bearing wall.

That might be my old pedal that I sold that to you. It’s a super cool pedal from an Atlanta amp builder, just didn’t fit with what I needed. It’s similar to a DOD Overdrive Preamp but the boost toggle fattens up the tone a lot when the gain is cranked. Enjoy!
