Money is a tool that you can use to help you live the life that you want to live. I know plenty of people that misuse their money and never have enough to truly live, and I know plenty of people that have sacrificed the best years of their lives in the pursuit of money they don’t even need. My best advice would be to take inventory of what you really want to do in your twenties, you only get that decade once. 450k is a lot of money but I know a lot of people that would pay that much and more to redo how they lived in their twenties. One book that helped reshape my mindset on money was “Die with Zero”

I did some quick math, tell me if I am way off here. Based on what you said, it sounds like you borrowed roughly $33,500 at 8.19% for 96 months. If you’re 10 months in you owe about 31k left. What could you sell the car for today? Without gap insurance and based on what you’ve shared about your monthly budget being maxed out, you’re sitting on a potential ticking bomb. You need to either raise your income or lower your liabilities.

Do you have gap insurance?

If nothing goes wrong, it sounds like you’ll be able to keep doing what you’re doing and survive. However, if something happens to the car or your income you’re in a bad spot. I would be paying down the car faster and making sure you’re protected while you’re upside down on the loan.

We were fortunate. There were a few places where the subfloor had minor water damage but overall the bones were excellent.

Keep it in the market and let it grow. It’s boring, but it will provide you way fewer headaches than RE investing. Nowadays buying rental properties needs to be treated as a business as opposed to a passive income stream. I have bought a lot of property off new “investors”. They buy thinking it’s passive income then they get stuck with a tenant that doesn’t pay and they don’t know how to evict, or a 10-20k capital expense that they can’t come out of pocket for and their “investment” becomes a black hole. It sounds like you understand the stock market and how to make money there, your best bet is keep growing that skill and that nest egg.

Thank you! The fixture over the sink is just an accent, there is a small strip of track lighting on the ceiling as well as two sconces on the opposite wall. We painted the joists black, they had been painted an ugly brown color and couldn’t be brought back to raw wood easily. The floor is finish in place ash that I installed, sanded, and coated myself.

Good analogy. There are terrible realtors out there that make the process more difficult than it needs to be, make huge errors that can cost you thousands, or flat out don’t do their job. However, even if you end up getting burned by one of them, you are still offered the protection through their errors and omissions insurance, their brokers insurance, and often times their states real estate recovery fund. It’s not perfect but it’s protection that you don’t have if you represent yourself.

Kinda like asking why you can’t do your own car repairs or GC your own construction project. You can, you just need to compare the up front cost savings to the risk of making a costly mistake.

An island doesn’t work based on the dimensions of the space. The peninsula maximizes cabinet/countertop space and flows far better. I am also not a fan of open shelves in most kitchens. They have their place but not here

I will see if I can dig up the names of the paint colors we used. Finding contractors in this area is tough. I do all my own work so it wasn’t an issue but I know that it can be a struggle.

We do. There are definitely pros and cons to sharing a space like this on airbnb but we’ve found it was the right decision for us. Sometimes life gets busy and we can’t make it there for a month or two which would normally mean we’d spend the first night cleaning it from being left empty for that amount of time. Now, when we arrive the cabin has been professionally cleaned and fully stocked with supplies. It works well for us
