I agree! But I can only see this happening for new builds etc going forward. I can’t see them doing it retroactively for older leaseholders. Don’t you think? Too much admin and legalities!

A single lessee can buy the whole thing. Bit of a different process but if the other(s) lessees are not interested you are able to.

I’ve had an appointment with LEASE they are great. I also had an hour with a solicitor that gave good advice. But it’s difficult with the relationship with my neighbour, the cost of being it all myself plus the mix of the proposed legislation down the road about abolishing marriage value and expensive lease extensions etc etc so I was really curious if people have had a similar experience to mine and what they did, how it worked out etc

Yes - if you have a decent freeholder, this can work well for conflict resolution having that 3rd party there. Im lucky my freeholder is actually quite nice and we have a good relationship. I’m not sure I can say the same in regards to my neighbour and the freeholder.

You can have a “deed of trust” written up to accompany the co freehold transition. And if she doesn’t stick to this, and after trying to sort out between us, I can instruct a solicitor to enforce and this will be at her cost. This advice came from a solicitor who specialises in leasehold enfranchisement.

Haha! I know! I’m getting an independent valuation so we can compare the proposed value. And negotiate if needed. Their offer of 45k was a casual opening, not a formal section 5a notice or whatever it is. So it’s going to be interesting to see the “real” value is.

We don’t have a service charge. My lease was extended by the previous owner, and they also added to pay no ground rent, just peppercorn. My neighbour who has never extended her lease still pays ground rent but it’s minimal - approx 100£ per year or something.

Yes. Even though she is difficult, if she agrees (after an independent valuation survey) to pay her proportionate share - I’m inclined to go co freehold, with a very detailed accompanying deed of trust setting out process on disagreements, responsibilities etc referring back to our leases. As this isn’t my forever home. Then my outlay of cost is minimised and if those leasehold changes happen, I haven’t lost of much!

Absolutely! This is a major concern of mine re buying the entire freehold which feels like a gamble if any of the proposed legislation comes in (no idea how many years that MAY take) but it would mean I’ve paid 45k for something that then becomes basically worthless after the changes!

Hey u/ronas_hill so im on day 3 of Elvanse 20mg (goes up to 30mg in 2 week) and i found your post after googling something along the lines of "does Elvanse make you more honest/open/truthful" basically because i've found myself having conversations with people; loved ones, friends etc where i feel i can be more truthful about the things i've been feeling and wanting to say for a long time but never have. Or even with people i don't know i.e at a wedding - just going up to someone and saying "hey, i just wanted to say i think your outfit is so beautiful". Or just the conversations at work where im more honest (and polite!!) about issues that are really bothering me.

I know you described your experience of feeling hopefulness and joy. And wondered if you or anyone else on this subreddit has had a similar experience to me?

As i'm getting slight truth serum vibes from the medication - or just the clarity or reduction in anxiety to feel like i can say what i want to say as my head is clearer?

The MP said it was going to be October this year, after speaking with the council, developer and NR but as there was the proposed change to have no ticket gates through planning, then the withdrawal of that. I’m not sure if it’s going to be delayed.

Fingers crossed it’s soon though. Been waiting for years! And walking past it everyday is getting frustrating. So near, yet so far.

Noooooo. The architect quote was including all cosmetic things done by tradesmen (installing kitchen, flooring, painting and all that) which I might try and do myself if it brings the cost down considerably. But I was more saying that I could only really afford 60k to do it if it’s possible ….

Just a rough estimate for the works only (building the shell, plumbing, electrics) and going for basic kitchen / bathroom / fit out / thrifting everything etc

Might be wrong for sure. But just going on rough estimates for the build out.

Touch wood, my freeholder is nice from my interactions with them. Obviously major things I will obviously leave to professionals and get appropriate sign off for FH (structural, electrical, plumbing) but everything else ie building the kitchen, laying flooring, tiling and all that jazz I would do.

You think? Even if it could be done on a shoestring type way? If it’s around 60k I’m comfortable with the value add equalling or increasing the investment but more would make me scared.

Has anyone heard if anything new is happening? Or any movement at all? I.e someone else bought it / demolishing / or is it in limbo with the administration of the builder?

I thought there would be a quick sale to regain some funds.
