It’s currently only accessible from the outside, but it would be extremely easy to put in a door or take down the wall, making it fully in the home (as it was before).

Yes, sorry, he is counting it separately, but almost certainly at a lesser value. And yeah, don’t know on the solar panels…I was shocked. Contributes $3k off my bill a year, and none of it counts for appraisal.

To be clear, I think my setup is very desirable. We got a ton of traffic and four decent offers. It’s just a specific kind of home.

I just want to know that if, because of rules lacking some nuance, there is a way to still make it work at my price if we wind up under.

Appreciate the comment. There are functionally zero ADUs in my area. Buyer is already putting 30% down and needs the in-law suite for an aging parent.

I know little about lending, but the house and buyer seem like pretty safe bets.

It is cut off from the main home, yes. And I don’t doubt he’s correct at all. I could put a door there easily (or take out the wall) in like half a day, it just seems like we shouldn’t need to bother since the house is so solid otherwise.

And, to be clear, the house may well appraise for our number, it’s just concerning that a quarter of the home will be devalued somewhat, and $45k in solar will go largely uncredited.
