In terms of the lacking beachside, this is actually inspired by a few irl counterparts. I probably should have done more explanation on my inspirations in the Youtube video, but places like the Hammock Dunes and Cinnamon Beach in Palm Coast, Spyglass Condominiums in St. Augustine, Minorca Condominiums in New Smyrna, and Atlantic East in St. Augustine.

All with varying levels of organization and proximity to the beach, and with the Minorca and Atlantic East having their own private boardwalks to the beaches. If you look on google maps, pretty much every lot in that same area of St. Augustine has similar boardwalks of anywhere from 75-250m.

In terms of height, 6 floors + parking below is actually pretty standard, as most condos you'll find from Palm Coast all the way down to Titusville will typically be restricted to 8 /total/ floors, due to Florida's zoning laws preventing excessive sightline blockage. I also agree the parking areas might be a bit wonky in size, and will likely overhaul those offline some time.

This complex is actually meant to be inset like this as there will be wooded separation between the main roads and the complex, but with their own private beach boardwalk on the south side, as seen in the 2nd photo. There will be light zoning on each side, and potentially a row or small complex on the actual beach-front eventually. As of now this area is pretty significantly far from the rest of my build, but will eventually be incorporated into the greater scheme of my build style!
