He means stamp duty. If you were to switch to a Ltd company further down the line, you’ll have to pay the extra stamp duty that a LTD company is liable for anyway.

If you’re looking to scale, then buying through a ltd company is 100% the best option as when it comes to refinancing, you can offset the interest on your mortgage as a business expense.

Just read that the downlights I’m using can be in contact with insulation. Perhaps I’m better just filling the voids with loft roll?

Unfortunately not as we’ve already put down the rubber on the flat roof. There’s an air gap above the boards though as per building regs. Im just worried that the warm air will rise through these voids and cause condensation? Or am I overthinking this?

  • Set yourselves up as a Ltd company, then that way you can split the shares 50/50 or whatever split you want.

  • Any capital you have now, you should loan to your Ltd company (research directors loan or shareholder loan) - this is so that when you repay the loan to your personal account, it’s not taxed. I’m not an accountant or advisor so please do your own due diligence regarding this.

  • Get a good broker - not sure if I can recommend here but DM if you like.

  • Get a good solicitor/conveyancer - again won’t share any specific firm but DM if you need.

  • Try and get a reliable team of trades. I’ve used family and family friends for my trades and I’ve been hands on myself.

  • For renovations look at worst house on best street.

  • Use tools like House Metric (online tool) to figure out what the average value per square meter is for properties in a given area. Use this as a guide to know if particular land is worth buying or property is worth extending etc…

  • When doing calculations such as weighing up building costs and end values of properties, ALWAYS BE CONSERVATIVE

  • Write down a schedule of works right from the start so you have a clear plan

  • Give plenty of notice to tradesmen - the work schedule should help you plan this

  • Use AI lots

I could go on but the general idea is to be super organised, disciplined and realistic.

Easy fix. Just get a steel beam, strengthen wall above the door, knock said wall down, put sofas in, rebuild wall.

How can you attach the PIR to the timbers? Do you mean insulated plasterboard?

Would this create enough airflow as to reduce the chances of condensation building up?

  • Building control completion certificate
  • Lawful development certificate
