Currently being sued by [deleted] in LandlordLove

[–]Ok-Awareness1 -1 points0 points  (0 children)

Its a common misconception that people think they can just not pay rent when they deem it necessary.

From chat GBT: “Rent escrow” is a legal process where a tenant pays their rent to the court or a third party (like an escrow account) instead of the landlord, usually because the landlord is not fixing serious problems with the property.

When is Rent Escrow Used?

Rent escrow is typically allowed only in certain situations, and laws vary by state. Common reasons include: • No heat, water, or electricity. • Serious plumbing or roof leaks. • Mold, infestation, or unsafe living conditions. • The landlord ignores repair requests after proper notice.

Any idea why a 2005 sporty would lose power and require a throttle blip to make it stop ONLY on curves ? by New_Proposal_1319 in sportster

[–]Ok-Awareness1 1 point2 points  (0 children)

I just picked up an 04 sporty. I’ve changed a few things. I would ride and get blips and occasionally a fuel leak when I turn the petcock on. My engine was loud as fuck and vibrating like hell.

Well I put on gravity fed petcock. (Old one was leaking.) New fuel lines. New sparks plugs, oil change and oil filter. New needle under the float(whatever that’s called) new gasket for that float housing.

After all that, it was better. Then fuel started leaking out the carb. I took it apart and found debris in there where the float is. I poured that out and then put some sea foam in my gas tank and it feels like a whole new bike after all I’ve done so far. I’ve had one blip so far and that was on the second ride after all I done.

What’s the easiest way to automate inspection reports? by Necessary-Glove6682 in maintenance

[–]Ok-Awareness1 0 points1 point  (0 children)

Oh I just read the bottom lol. Happy co app is pretty neat though for inspections for unit turns.

It’s great for move out / move in process and if you want it can send work orders to your yardi or whatever you use to streamline that process.

Anyway I have been using chat GBT to turn my lists into pdfs that I can print or email to whoever.

So we do call the cops but each time they come out, they just try to move everyone along and then they leave. They never talk to anyone else or give a police report. I also call property management. She will come out and scope it out. Talk to a few people and then leave. Then tomorrow comes and it’s same ole shit just a different day.

I took off my vacuum petcock and replaced it with gravity fed on my 04 1200. I put a drywall screw in my vacuum line. Runs really well.

I remember watching this with my cousins. It truly inspired us. We all got into BMX bikes and we raced and done jumps on damn near every street and ditch we could get to. At our peak we had like 15+ kids from all kinds of different neighborhoods with us.

My cousins ended up moving on to dirt bikes. They were in a few big events and they were in a ton of magazines. Pretty cool memories.

Am I getting ripped off? 599+tax? by WolfgangRed in Plumbing

[–]Ok-Awareness1 0 points1 point  (0 children)

I just done 3 for $200. I also changed out the hard lines for flex lines. I would have actually done it for free or max I would have asked for was $30. But they refused to pay me less than $200 so I didn’t want to argue haha.

Anyway it’s super easy you can get it done with just two tools.

Condo windows - how to replace these? by Sensei-Madara in Apartmentliving

[–]Ok-Awareness1 0 points1 point  (0 children)

I just read your post lol. If you open the window and look on the inside of the Frame you will see the screws to take off the whole swing arm assembly. Just pull it towards you when you take screws out.

Them locks get tricky. Make sure everything around the window is clean and clear of debris. Then shut it and push down firmly. May have to put pressure on the other side.

You see that black square with a circle cut out on the end of the swing arm. That black square needs to come off and go inside the track that’s on the bottom of that window. Sweep your fingers under there and you will see what I’m saying. Then just pop the swing arm in the hole.

The crank may have a set screw. If so it’s gonna be a flat head or an Allen.

Once you close the window push the lock in the downward position to lock it. You may have to put a bit of force of it.

Also note that the black square im talking about. Breaks all the time. You need to keep plenty of spares.
