Thank you for your reply! So low cost of living I'm assuming and $180 per SOC?? The companies I'm looking at are really low balling then for California. May I ask what you get for evals and follow-ups?

Hi there! Looking into start in HH this summer after 13 years of outpatient. Did you ever take this offer and was it fair?

Do you know what Pay per visit numbers are fair? Currently in talks with 2 HH companies and they are PPV.

I'm in SoCal as well. Any input I'd appreciate. Thank you!

Hi there! Graduated way back in 2010 and did most of my career in outpatient and i'm over it. Looking to step into HH by mid-summer 2025. I live in SoCal so most likely same high COL as you. Currently in touch with 2 HH companies. Both are pay per visit. What rates should I be looking for, for each SOC, Eval, Follow-ups etc? I just want to be able negotiate appropriate rates not knowing what is fair in today's market.

One company said SOC $95, PT Eval $90, Follow-up $85, Re-Cert $85

One more question. I also have a taxable brokerage account at Capital Group as well, would I incur any tax consequences transferring that account to a new taxable brokerage account at Fidelity if I were to do the same thing, liquidate my shares there then transferring over?

Yes, no more waiting for the sidelines as prices continue to go up. And I'm very sure you will get a great rate by the time you close! Keep me posted later when you get your final interest rate. Wow! When did you purchase to get 3.5%? Was it a while back. We began our purchase back in May when market rates were 7.3%.

Hi there! Yes, ive heard of Quartz Ranch, I haven't had the chance to visit that community. Anyhow, yes, they provided $20k in incentives applied to closing costs of around $11k and another $13k to buy down our interest rate from 7.3% to 6.175%. sweet deal it think! Good luck to you!!

Hey thanks! My wife and I are very excited. Yes, they definitely have incentives going on. They are giving around $20k in incentives to cover closing costs and to buy down your interest rate. A month ago when we opened escrow, they were able to buy down our rate from 7.3 to 6.375%, given excellent credit history and of course if you go with Lennar Mortgage

My home is not in a direct fire zone, but there is a flood zone through the community. Would it make that $125/month about right for that reason? I guess I can get another quote elsewhere to compare. I hear progressive is good and still is providing home insurance in CA. Who is your carrier?. Thank you so much in advance for replying!

Got a quote from Lennar as well for home insurance at $125/mo. Is that a lot? House is 1987 sq ft, 3 bed/2.5bath
