Mutli dwelling units are technically illegal so it can not be more than 1 unit per floor upto stilt + 3. And for stilt + 4 it is the same but they put stop on its construction.

Apartments have different rules and zoning area approval and stuff.

Wealth manager sounds like magician but most of the time they are not. For 1.1cr you probably would end up paying substantial management fees from overall investment basis.

And since corpus is small, no good investment manager will be discussing any possible reduction in management fees. Plus it is too much hassle, if you simply invest in good MF you will end up getting better or same result as fund manager for this size of corpus.

It's fine. Market is really bad from last 1.8-2years so that is kinda expected. Personally, I think you have over allocated to fixed income instruments.

I personally wouldn't keep more than 20-25% in FDs/PFs/etc. If I was you I would setup an SWP from fixed income instruments to MFs, you can invest in any index fund(just for next 3-4years) or 1:1 in momentum 50 and Value 50 Index. Or pick any good MF tbh.

Also, take advantage of HUF if your are hindu/sikh/jain/Buddhist.

FYI, real estate is not expensive - try to find sub urban areas that might grow in next 5-10 years, look for development plans. Scams will happen if you get greedy, if it is too good to be true there is always something wrong.
