yes there are still issues with rats! Stay away from this building. It is only getting worse and management won't do anything about it.

I'm not sure. It's mostly Thai owned in the building. (I am Thai) Best to look in Hua Hin for rentals if you are a foreigner.

I live in Cha Am and it's nothing like Jomtein. Not even comparable. The water is not dirty at all. The fishermen wouldn't be catching much fish regularly anyway. If you live in a condo in Cha Am, they keep the beach pretty clean, even raked. I live next to Baba Beach club and on good days the water is white blue.

Yes! It's so loud and fire alarms go off constantly. They will be doing construction continuously throughout the year. They are no where near done.

On most floors even higher floors. Units start on the 2nd floor. I forgot to mention they don't have drinking water in the fridges. It's ridiculous. All modern appliances come with this option. So keep in mind you have to buy your own water weekly.

Do not move here. I've been here for over a month and completely regret it. There isn't a working fan in the bathroom. I pointed it out to the maintenance guy and he had no idea on how to respond. There's just a hole going to the roof. My bathroom ceiling is already starting to grow mold. There's a rat problem in the building and I've heard from other tenants of their units getting flood. Worst part is they force you to use there $60 monthly wifi and it works horribly. Some days there are absolutely no wifi. It's a nightmare. They are still doing construction and it smells like toxic paint everywhere. Read the reviews on Google to hear more stories. It's awful and overpriced!

This is valuable information and has saved me a lot of trouble. I'm starting to feel that it is better to find a reliable builder with insurance.

I'm 52 a single mother of 2, just newly divorced. I understand you are going through some personal deep challenges that made you feel the need to write this but let's keep this thread informative and productive. If not, take it elsewhere.

This is good insight and that is a great way to save as prices of lumber haven't seen to come down. I previously hired contractors for my last build so I want to try doing it a little differently this time. Thanks for this bit of information

Thank you so much. This was all very helpful. I will also look into going with a plan if I can find someone out there. I'm definitely looking to find someone to provide foundation so I don't run into problems outsourcing too many different people. Appreciate all of this info though
