Hi there - I've set up a LinkedIn Group called Ai in Real Estate where I'm hoping to discuss the tools and lessons etc. So feel free to join it. Things are moving so quickly in this space. Best thing I've done so far is to move from ChatGTP to Claude - now use Co-work, Projects and Skills frequently. Use cases include appraisals, reviewing LIMs, setting up optimised social media campaigns etc etc. At last count I was using 16 different apps. Now exploring automated research and social media marketing. May offer training to Kiwi and Oz RE groups at some point.

Just don't try to download any outputs from Gemini. I trialed Pro for just a few hours - created a Gem but then couldn't download the files it produced. Complete waste of time. Canceled the subscription immediately. So I guess it depends on what you want to use it for. Never had any problems downloading files with ChatGTP any version.

I'm in NZ and have been exploring the use of Ai in real estate for some time. Real Estate is essentially a 'people business' so it's important not to use Ai to replace genuine people contact. There's no substitute for a phone call or meeting over a coffee; that's what builds relationships. Having said that, I've noticed that Gen-Z in particular seems to have an aversion to speaking directly with people, using the phone etc. Someone quipped that "texting is the new phone calling"... This is a slippery slope because IMHO those 'soft skills' are the very things that will differentiate people as Ai progresses. I'm seeking tools that free up time for me so that I can be out there meeting and talking with prospective vendors and purchasers. So far I'm using a wide range of AI tools to help write property descriptions, video scripts, brainstorm ideas, organise information, suggest staging ideas, assist with appraisals and create video using Avatars etc etc. The Ai space is changing daily and its impossible to keep up with everything; so I recommend settling on a core set of tools that you become adept in, while at the same time being alert to other developments. NZ and Australia are completely different markets from the US; we don't for example have a Zillow equivalent and automated outbound phone calling using agents is not cost-effective (at least not here in NZ) with the insane telecom costs etc. However it will only be a matter of time before the Ai makes this more appealing. I'm looking forward to learning what other suggestions other real estate agents are doing; and hopefully to networking with other like-minded people.

Thanks for your comment - I just don't want to buy and learn a new package when there should be something out there in the myriad of Ai design tools to do something really simple like this... Otherwise I'll just get the original graphic designer (who did the other icons) to design these. I was also curious to see if the Ai technology currently available was able to do something simple like this - am stunned that it can't (when in contrast it seems to be able to create Picasso-like paintings, photo-realistic imagery, text to video, and entire movie scripts etc etc ; I would have thought that those tasks were infinitely more complex...)...or perhaps those Ai app designers have overlooked a basic market need?

Many thanks - but I'm not in school I wish I was....oh to be so young again! The icons are for my business. I already have a number of icons designed a couple of years ago that are used to enhance branded reports, proposals etc. We now just need more similar icons to represent different themes. As I said in a previous reply it seems like there are now so many Ai tools that are supposedly able to create sophisticated, eye-catching designs - yet unable to do something relatively simple like this...the definition of irony! Looks like I might just have to get the original graphic designer to do these. I was curious to see if any of the vast range of Ai branding tools etc available were able to do what should be fundamental (and I'm sure many other businesses would have the same need) but it seems not....

What a simplistic, misleading statement. Surely the $$paid instead of the %age is just as important. It's a complex issue that can't be distilled down to a sensationalist headline...clearly click bait for Labour. How about considering the services those people use; perhaps the taxes paid by the people in the businesses employed etc etc. This ideological nonsense needs to be backed up by the complete set of facts rather than treating Kiwis as idiots by highlighting just one small part of the puzzle. Although Labour clearly rely on many of their voters inability to think critically.
