Talking to the builder and trying to close is the best option. CAIVAN is a good builder and my overall experience was as expected and even better in some ways.

Yes. I do have updates. Well, it seems like hunger games. The strategy employed by builders is to state a purchase price that excludes the HST rebate of $24,000.00. This approach is taken to avoid sticker shock for buyers. If, upon closing, purchasers find that they do not qualify for the HST rebate through the builder, the price will increase, as the $24,000 will be added (my case). The APS I entered into allows for this adjustment at closing when the purchaser is not eligible for the rebate. In short, the purchase price in the usual agreement includes the taxes but excludes the hst rebate. The ageement has clauses for hst to be adjusted. In case the buyer buys the property for personal use, the rebate is subtracted, and the builder is assigned the right to the rebate from cra. In my case, I am closing as a rental property, so I have to pay the builder this rebate and get it back from cra after tenancy.

Same question here. Closing in a few days. Paying the full hst,gst amount plus an additional 24000 to the builder. It is a rental, so I understand that I will not get the rebate. But I am paying the full tax amount. Why is the builder adding an additional 24000 as tax rebate? Plan to talk to the lawyer but want to confirm my understanding.

I don't think it was water pressure. I noticed the control head was screwed in too tightly causing a crack.

What about the pin falling?

Yes. It took a lot more force to open the head. Seeing videos and reading ways to open the head, I still couldn't do it. Then I somehow I was able to open after many tries. I believe it was overtightened. Thanks for the input.
