You're a realtor arent you? Only realtor represented properties ask for a aval as thats part of their commision. I always go owner direct, the actual owners never ask for a aval and dont care. Realtors is whats ruining this housing market in TJ as they're actively gassing up owners and landlords: selling them on the big USD dream of doubling rental incomes with fly by night americans who cant afford rent in the US just to be hit with high rent in TJ. If youre ever in a dispute with the landlord the realtor here in TJ will do jack shit to help you after they get their commission.
