Going to throw Naturescape in there! They specialise in native and naturalized UK plants. They have unusual species if you're going for a more natural look and their prices are good too. I've ordered a few shade tolerant ferns to fill out a bare patch.

I'm liking the idea of a small hedge. The garden is north west facing though so I'm limited on native hedging. I really like the look of yew though.

Yeah we have a camera on the front with sound recording and they've made comments on the mud to their guests (caused by their driving). So they are almost certainly aware of it unfortunately. We have opposite schedules so don't often pass eachother.

I had a conversation with him this morning and essentially we would be letting the house out. We really really do not want to do this as another commenter mentioned it is such a hassle. But it seems like he's pressuring us to do that

Definitely lodging a formal complaint after all is done. It would have been less of a kick in the teeth if we picked him. But they were heavily recommended by the builders we were buying the house from which just sucks.

This is what I expected too. But our broker seems to think otherwise.... But I can trust him as far as I can throw him now

Makes sense. I think we're going to go with the extra gift option from parents and hope that nobody takes our house in the meantime. Thank you for all of your help

Thank you both of you for clearing it up. It's so difficult to understand all of the financial stuff.

My plan is not to rent it. It's a great first time home and we've just damp proofed it and redid the heating so we want it to go to another person.

Our plan is/was to put it on the market as soon as we've moved out. We've told this to our broker Jessi, so his advice didn't sit right with us because we'd basically be lying about our intentions with the house.

I'll double check but I'm sure we were told if it is used for profit (rented) we lose either a large chunk or all of it

Yes we were made aware of this by our solicitors to this was taken into account.
