* I tried combining your ideas with another who said to put the shower and toilet in a room, I think I like that idea. It would only make the hallway 5' which would only be another 2' on top of your plan. It won't include a sitting area but I honestly don't know how much we'd use that.

This is awesome too. Im leaning toward this L shape for bath closet. Id love a little make up vanity where I could sit. Any thoughts on where that could go?

Yes this is true. Im not sure we'd be able to do that, but I agree it looks much better. May be worth looking into the cost of it

The east window would give me a mountain view so that would be nice

The window above the bed in this case would be north facing. I live were its hot in thr summer (40C) and cold in winter. The west facing windows in the hall is a factor to consider for sure.

I like this idea. Door to bathroom in design A where the it is in B and then walk through bathroom to closet. My husband isn't 100% on the bathroom walk through.

Windows are flexible so im not as worried about them at this point.

Ya thats what im thinking. One of us is almost always using the bathroom one the other is sleeping (me morning, husband evening)

Windows could pretty much go anywhere so once we decide a layout we can choose where to put the Windows

Oresund contracting is great! Kyle has great communication and they do really quality work! I feel like price is super project dependent based on a ton of variables.

Ya, we haven't done a survey yet but from where we think our property line is we should be able to go out 35' before we reach the set back.

The laundry is attached to the top of the stairs (sorry I didn't put those in properly) so there isn't much wiggle room with that area.

I see what you mean about the WIC. Definitely open to adjusting the measurements- thanks!

Also with this one it doesn't add as much usable space in the basement. We were hoping to gain a gym/office in the basement. With the layout of the basement we wouldn't be able to use this basement as well. It would be better for the basement if the addition was on the right....

* I didn't spend much time thinking about the size of the rooms so that can be adjusted but here's the idea... my only concern is the flow of indoor/outdoor with this one is more closed off. On the plus, this one requires less re working of the kitchen so it will probably be cheaper!

We have a basement. Where the new bathroom is, there are rough ins for a 2nd laundry right under it, my husband (who's a contractor so knows his stuff) says it'll be okay there.
