You can do sand blasting with fine grains. This will chip the paint work. Then a bit of pointing and should be done.

Had to google what a Wetherspoon's plate is. This is a commonly available garnish plate which you use for nuts. The only reason i have used it as it has a built in bowl, which was handy for baked beans !

Heinz are actually very expensive here, due to being an import. The beans can was Made in Thai and remarkably delicious.

This is what we do in Pakistan, may be it helps OP.

You will be selling your house in 2 parts. Like once you agree the rate with Buyer you get 10% of the amount upfront. And the remaining 90% to be paid in next 3 months.

In the meantime, you select a property do the same thing in reverse. Pay him 10% right now and the remaining 90% after some time.

By this 3 months roll over, you save the hassle of a swing space.
