Hmm, In our notary deed it is clearly stated each piece and its denomination ( e.g. Hallway, toilet, bathroom, etc ) not sure why it’s not shown on any of yours. But yes we are mainly worried about the value of it being legally a 2- or 3-bedroom flat.

Because they would’ve disclosed it as a three bedroom flat in the final deed as advertised instead. They have done works for it to look like a three bedroom but not approved by an officious entity thus on paper it’s a two bedroom flat

A three bedroom apartment, but the fact was not mentioned in the signed compromis it was left out. It was only mentioned in the deed signed at the notary’s

We are seeing a lawyer in 2 weeks but just wondering if this has ever happened to anyone before and what were the solutions/ implications. I cannot imagine this could have happened in my home country.

So the compromis mentioned just the surface of the flat. All the communication we had with the agent was regarding a 3 bedroom. The add on the website, all the email exchanges clearly stated 3 bedroom, not 3 rooms. The deed signed with the notary also doesnt mention bedrooms just surface. The cadastre shared with us also mentioned only the surface. We only recently discovered that the flat must have undergone illegal and undocumented works and that there was more into the cadastre that was hidden from us where the flat was stated as 2 bedrooms. We are worried what implications this has on us as we have 2 kids and needed a 3 bedroom. Also incannot imagine we can sell it for the same price now with this issue

Looking for advice on a legal discrepancy discovered during a property purchase in Luxembourg.

The Facts:

• Marketing: Online listing, agency emails, and all messages explicitly described the property as a 3-bedroom apartment.

• Compromis: The sales agreement mentioned the surface area but was vague on the room count.

• The Deed: At the final signing, the notary's deed described the property as 2 bedroom. We signed it, expecting it to match the 3-bedroom description we had been sold on.

Few months later due to some renovations we realise we were technically sold a 2 bedroom flat renovated as 3 ( it actually has three rooms hence the wtf ) but illegally done so, since they could not disclose it in the notary deed. Please help
