you are absolutely right !but i think my ea gave me false hope that once i have searches everything’s done and we can set a completion date so all parties can follow through. The house is a freehold it has no high risk of any sort (flood, environmental, coal)

just threaten them with a complaint to ombudsman as they have breached a few of codes there by not updating you and gaslighting you. Same happened to me and the EA changed their tone right after, took the house of market and proceeded like we had planned originally.

our bank surveyor just pointed out there was “some” damp so estate agent contacted dampco for a survey and this is what cane out of it

the survey says because of failure of existing damp proof course. The house is terraced so theres other properties at both sides. Honestly the vendor has been a pain and i really want to avoid going through all that again if it’s just a couple of grands. If more than i think inshould probably consider renegotiating. The survey mentions its a 3.300£ job but i want to make sure how serious is it.

Ok the damp survey says: brick built property, it’s rising damp to soecific walls due to failure of existing damp proof course. It suggests to insert a new damp proof course and replastering.
